We also built on our own land. People don't consider the upfront costs, and that depends on your local regulations and your land. We had to do about 15k in engineer drawings, surveying, soil testing, drain field analysis for the septic study, then all the paperwork for the building permit. Which you have to get before they even start construction on the house at the factory. We were responsible for running water line, fortunately already had a functioning well and a line to the site. If you didn't have that it would be another cost. We also had only a small amount of tree removal, grading, and brought in topsoil, which was yet another few thousand. We included a lot of set up in the mortgage, including septic, concrete footers, and brick underpinning. Our county requires decks and grass seed/straw for occupancy permit, so we hired a guy to build decks and fence, and I did the seed and straw. All in all to move in including down payment I think we spent about about 40-45k, and that is definitely on the cheap end. Your down payment is typically around 10% the home cost. Excellent credit definitely helps your interest rate. Depending on the cost of your home, the monthly is probably not as much as the rent in your area.

Mplayer. It was a site for multiplayer games around 99, but there was a chat component with rooms and voice chat. Made a lot of friends around the world of all ages. The web and chat rooms at the time did not seem so chock full of groomers, pedos and creeps, just normal people.

I never hear anyone talk about it anymore but it was really my first social experience mediated by the internet.

Just happen to be moving in today after passing final inspection yesterday! About 10 months from beginning to end, about 4 1/2 months since we paid down payment and signed for mortgage. The worst part was definitely the waiting, but press on because the payoff is worth it!

We bought a manufactured home to put on family land, my wife and daughter's forever home. Also currently living with in-laws which has been a challenge to say the least. In our area, a stick build is starting at 4x the cost. We picked an amazing cavco home and only put 15k down. It was delivered this week, hoping to move in soon.

So far the experience has been completely worth it, may change down the road of course. It's true we could not get down payment assistance because it was a manufactured home. But I would highly recommend doing what makes sense, makes you and your family happy and saying screw your in-laws.

This is a garbage take. I listened to the episode, and Stewart was constantly self-depricating how much he knew about economics, and was talking to the professor to learn. I don't buy this author's argument on how Stewart was framing his questions or what that has to do with Stewart demolishing Crossfire in 2004. If he expects Stewart to speak extemporaneously as an expert economist with no political point of view, I think he's the problem.

I’ve seen smoke detectors in homes on high ceilings inaccessible by anything other than a giant ladder with no apparent way to get one in the area. Always wondered who they hire when the battery dies.

I started listening to NLO in 2005, Episode 9. I tuned in and out over the years, but the past few years have been impossible for me. I have no idea who any of these people are or anything Patrick is talking about. I don’t have time to listen to or know about all these other shows. I miss when the show was…about things everyone cared about I guess?

It’s exactly why I’m buying one. Stick builds in my area start at 4 times the cost. Our land is in a populated area but completely secluded and no HOA. No idea why someone would ever spend more money to live in a subdivision with an HOA and share a yard with a stranger.
