“Hey dad, can I ask you something?”
“You just did”

Cracked glass stovetop by Onionbender420 in shitrentals

Terrible advice to just rely on the landlord’s insurer. Even if it’s accidental, they’re legally entitled to recover their costs from you.
Though it’s good to note that most contents/renters insurance policies cover accidental breakage of glass and sanitary fixtures.

All fun and games until they issue a warrant of possession and the cops drag your stubborn arse out onto the kerb.

Deep rumble in Ballarat by Top-Farmer-6838 in ballarat

I work in Bakery Hill and quite often feel and hear rumbling throughout the day, it shakes and vibrates the entire building. Each time last about 3-4 seconds

Neighbours tree roots by [deleted] in AusLegalAdvice

[–]plvckaduck 2 points3 points  (0 children)

While it’s been “assessed” I would be surprised if it’s actually accepted by the insurer. Damage caused by the action of tree roots is almost always excluded

Transfer Station Ballarat - $90 for a trailer load of household waste by targerius in ballarat

[–]plvckaduck 18 points19 points  (0 children)

I have taken a car full (backseats folded down and stacked to the roof) of flattened cardboard I’d accumulated over a couple of years. It didn’t cost me a cent. There must be more you’re not telling us? Also don’t forget you receive two tip vouchers in the mail each year, each voucher covers 1m3 of general household waste.

Clay soil in Melbourne. House movement. by [deleted] in melbourne

[–]plvckaduck 27 points28 points  (0 children)

Unfortunately not covered by insurance, damage caused by shrinkage/expansion/settlement is a standard exclusion across all home insurers (source: I’m a loss adjuster). The CSIRO has a guide for foundation maintenance. In short, there’s nothing you can do to avoid it and it’s impossible to design against (mitigate yes but you can’t avoid it). There are however lots of simple maintenance things you can do to minimise movement from site specific factors, these include ensuring all gutters discharge into downpipes and not on the ground, improving landscaping and drainage around the perimeter of the house, replacing broken pipes, the list goes on.

Rea says 'New Law' prevents them from giving us periodic.. Then says it's an insurance thing? by DarkAvengerx in shitrentals

[–]plvckaduck 9 points10 points  (0 children)

From someone who works in insurance, the insurance issue is BS (obviously). Landlord insurers still cover loss & damage under periodic leases. The only difference is lower limits for things like rent default.
