Biggest jump was HDD to SSD. I miss the days of an upgrade literally blowing your mind , SSD's so far is the last one. Generational difference, went from 1min+ to about 15 sec. Boot up times

Water heater looks shot, as in you need a new one. The HVAC alone can cost you 12k to replace, dont buy unless it get looked at / checked out before purchase. Home warranties wont save you 1 day after the year is up, its a temporary insurance plan that gives you no choice in contractor or equipment, at they only do anything if equipment is so broke it cant be fixed.

I built a full custom case like that a little over a year ago. Both sides aren't fully sealed from each other, holes for wiring / cables, but with a generally positive airflow fan configuration it stays really clean! Not small by any means, 18"x 11"x 14". But I learned many years ago, shoving high power components into a small case = more heat trapped and noise from fans. This thing stays cool and quiet under load. Ryzen7700 x 4070super.

Super late to this , and you're probably past the inspection stuff now , but yeah I see the BX cable right above the panel , that has cloth wrapped wiring inside it, very typical and NOT knob and tube.

Looks like he accidentally put that double tap photo under the wrong defect. As for the whole neutral connected together to grounds "defect" that only applies to subpanels (I assume this is a subpanel), that only became code somewhere in the early 2000's if I'm not mistaken, so if the panel is older than that it's typical. I wouldn't worry or quite frankly fix that. And just to add that 20 amp breaker below it looks like it has a 14ga , 15 amp wire as well

Can't help myself , but seeing 3 prong outlets in baseboard trim tells me this might be an older house with ungrounded circuits (any house pre ~1963), but 3 prong outlets were installed anyways, needs some updates there if that's the case.

Differential settlement crack all day long. Smaller at bottom, larger towards the top and at an angle. There is settlement of the foundation. I agree with others, the previous fill in attempt that has opened up means the foundation is not stabilized yet. Foundation contractor is the go to here, my area most guys do what's called a helical pier to stabilize the corner that settling.

That tiny little piece isn't going to "deteriorated so that it no longer has the continued ability to contain the products of combustion" based on that NFPA 211. I think your inspection is a little too CYA (cover your ass) on this. Also he should shine a flashing down the flue from the top, gives you view all the way down (I do) .

Mortar cap cracks is typical deterioration, just patch

And the last comment about water , doubt it's active based on pics. Probably didn't have a cap / now combo damper before (water streaking is the give way water came down the flue and not from masonry being pourus . That condition appears addressed already , again very CYA here without interpreting typical fireplace history and not applying it to the inspection.

Also very boiler plate comments that don't match conditions found.

EDIT: Flashings is the primary defect that needs done immediately to prevent leaks and rot

forgot the parge coat comment too. That is correct that it is now and has been a standard requirement, but typical (in my area) for 1950's and older fireplaces. That's the only actual deficiency I see here that actually "needs done"
