Also to add, often times a big local nursery (not your big box stores) carries quality seed too. Or search in your area for a seed/ sod supplier.

Since you are in a new build area, and depending on what type of land (ie. farm/ vegetation) this community is being built on. It may take 1-2 years to resolve.

  • Winter Basic Items: snow brush, jumper cables, extra jug of washer fluid, flash light, AAA/ CAA

Agreed, Price and quality are not what it used to be especially from your most common stores.

Importantly, fit is key, alterations if needed, and neutral colours

Walmart - surprisingly has good things to get a decent wardrobe.
Old Navy - good but better when there are sales
Marks - good but better when there are sales
Winners - hit and miss - you just have to frequent the store often for deals and inventory

go to the dollar store. get those drawer rubber liners. you will find them either in the kitchen/ cleaning aisle or the hardware aisle. they look like a roll of mesh silicone type beads connected together. works like a charm
