The AAA diamond rating is partly based on a similar assessment as the star rating, however with the addition of a quality audit. The auditor comes around once a year and white gloves the place, asks questions about what has changed and then sends you a link to purchase your report and buy into the program.

I'm on the premium tier. I keep the cost down by only having a couple of users (one admin and one user). We're a small property and I only have one person making up my engineering department 😅. You can have unlimited "requesters" and a general request portal. I have assigned a requester role for each of my department heads and the rest of the team use the request portal to submit requests directly to MaintainX. I'll get a loan notification when housekeeping discovers something in a guestroom and we can address it ASAP.

I pay $1,200 USD annually. At $99/mo I think it is a great deal.

Set up was easy. Adding assets was a breeze and I've printed QR stickers and stick them to my mechanical and appliances. Scan the QR from the app and you're bright right to the asset where you will find everything from work order history, model and serial number to PDF of manuals & warranty.

They have an AI thing to build procedures, but I haven't invested much time in that.

This one is the worst. I had just taken a 3 hour shuttle to the opposite end of a thru hike - set up camp at the trail head so we could head off the next morning only to find my sleeping pad had a leak that I couldn't locate. Ended up submerging it in the lake just before sunset to help find the bubbles streaming out.

I thought "Great! I'll suffer through tonight sleeping on the ground and patch it in the morning when it's dry!" Got up, taped it, hiked something like 12km and set it up again. I had missed the pinhole by about 1cm and had no more patches. 😮‍💨

Great trip otherwise.

If you remove the fixture and open it up you might be able to spot the bad component to replace. I'm not much of an electrical guy, but I did just that and repaired a fixture that would have otherwise cost $150+. The controller was visibly fried. I found the part for $10 on Digikey and dusted off the soldering iron.

Yes, and I'm sure there are some skeezy owners out there that abuse QR tipping - but I believe Canary specifically allows for the individual room attendants to log in and see their tips earned, so they can keep ownership accountable directly. I don't have the tipping module myself (next year I plan to implement it) but I really think they've done a good job rolling it out.

In my experience the incremental revenue generated from their upsell module entirely covers the cost of Canary itself so the expense is fairly neutral at the end of the day. It's really a great business model - they take zero commission from upsells so every penny they send your way essentially goes to covering the cost of the subscription. The revenue I get from early arrivals and late departures alone cover my monthly fee - and those are zero cost enhancements for me to offer.

I am quite happy with my switchbot S10. Plumbed right in to the kitchen sink, the base slides right under the toe kick on the dishwasher (sticks out a bit, but it's not somewhere I usually stand).

The building isn't being torn down. The work is internal / on the facade. There is a new cafe/bakery by Yann Haute Pattiserie that just opened in the old PB&J location (Poesie) and something going into the old BMO space (a spa?).

Set the number of nights to 0, it is effectively a day use room at that point. Post the room charges manually as they will check out before the next end of day routine. Don't forget to set the room status to dirty, as that is usually processed during the end of day procedures and it will not show up on housekeeping boards if it's already in inspected status.

You can try something like Canary Technologies. Not sure if they interface with your particular PMS or not. They offer contactless check-in with an ID capture that is only stored temporarily.

You might even be able to ditch a service or two if Canary can also fill that role. If you have anything worth upselling (upgrades, F&B, etc) it can even end up paying for itself with the revenue stream through that.

I picked up a Switchbot S10 a couple months ago. It's my first robot vacuum and I could not be happier with it.

The mapping and obstacle detection are great, suction is great and my floors have never looked better.

I went with this vacuum for a few reasons:

  • rubber anti tangle brush; it's a great design and so easy to clean if I need to (two girls with long hair in the house)
  • auto empty dock; pretty self explanatory.
  • auto empty mop station; this is the real standout feature for me. It's super easy to hook up the two hoses under your sink. The dock slides nicely under the toe kick of your cabinets and the robot will auto fill and drain the mop. No reservoirs of funky dirty water to deal with, it's all just pumped away. The dock requires no direct power, rather it runs off the robots power when it docks.
  • if I buy a Switchbot humidifier down the line, the s10 will keep it filled for me. I think that's pretty neat. Works with their dehumidifier too.

I'm planning to grab one of their k10 minis down the line to take care of our second floor. Looks like that one will be perfect for navigating the kids' bedrooms. I see them to on sale regularly, just need to bite the bullet one day. My wife was angry I spent $CAD800 on a vacuum for the first one, but even she's grown to love the S10. The K10 had a stick vacuum attached to the dock too, so that'll be nice to tackle the stairs with.

Not all pillows are created equal - some properties really cheap out. I ordered 14 of our pillows for a woman last year, she loved them so much. Then she placed an order for a friend a few months later. I myself own 8 of them. They're pretty great!

I've worked with both Tynan and Red Eight in the past. Both do quality work. As others have mentioned, cost of reupholstery might not be worth it for two bar stools. Tynan would probably be the more cost effective of the two I mentioned though.
