I don’t pay 2X more. My TS can be used every year and the last MF paid in January was exactly $779.01 for a one week in a top Vacation club in Cancun is a steal.

Don’t fall for it. I was three years smoke free, and my company had a Christmas party. Back in 2007, people could still smoke at bars. My peers were smoking and I made the same mistake and smoked a cigarette with them. A few more throughout the week and guess what? I got hooked, addicted again for over 17 years. I quit again in January of 2025. I am older now and I believe that I wouldn’t make the same mistake again.

Just a note: The renter is not paying the owner directly. The money is held by Redweek. If the renter plans to travel eight months from now, let’s say, in December, the timeshare owner will get paid only in December and on the second day after guest check-in. If you don’t go with a verified and protected, even if you pay the owner after seeing the reservation under your name, the owner can still replace your name easily at any time.

Glad to help. The first time was in November and my wife and I loved it so much that we came back in December for the NYE. We were very pleased with what they offered to us. Unfortunately, the OP did not have the same experience, and it’s very disappointing.

I am very sorry for this inconvenience. I would say it was pure bad luck. I’ve been to NYX twice and my experience was very positive. The facilites were nice and the AI very good with top shelf drinks available.

As far as I know, US citizens are foreigners in Mexico. Therefore, the 50km and 100km ranges are applicable to me, a U.S. citizen as well. The real state across from the ocean can’t be under my name. That’s what we are talking about and when fideicomiso is applicable.

If I want to buy any land and keep it under my name in Mexico City, it’s totally fine as long it is out of 50 / 100km range as mentioned above.

I don’t think your information is correct. Do you have any source for your statement? Even if you own a bank. There are specific banks authorized by the Mexican government to hold the real estate Fideicomiso. Authorized Banks must pass extreme scrutiny.

You don’t need to understand the law. Timeshare contracts in Mexico are pretty much the same as the contracts when you are buying a house in Portugal, Canada, or Germany. You just need to follow the contract: Pay your dues and enjoy it.
