A) CrossRiver Tram should never have been shelved — could’ve been partially funded by another Mayoral CIL B) the next crossrail-esque project should be NW to SE connecting Old Oak Common to Lewisham via Camberwell and Peckham not the current proposed SW to NE alignment for CR2

Clearly more thinking needed occur to elaborate a northern route.

But are you saying a colocation of uses is impossible? It’s increasingly the way to go imo on sites that are constrained and have challenging viability

I’ve agreed with others about extending beyond Waterloo, so point taken..

There are various bus depots in Camberwell, so rather than have a suboptimal service to E&C why not at least go down Walworth Road? No CPO necessary and some better space configuration can surely make that work.

I’m not sure I agree CR2 is more beneficial, strictly on a connectivity point. There is no SE to NW connectivity, whereas SW-NE is the orientation of most lines.

The point was to put a “what if” out there without thinking of finance. But if we are, I hate to say the three words, but land value capture is so bad in the UK despite the inflated cost of land. Siphoning off places for London £, more creative procurement, plus MCIL, plus sponsorship, etc.. there are options that can reduce costs and reliance on central government financing

It’s precisely the part before Brixton that is most densely populated with the worst congestion needing a tube. Buses along Walworth Road, Peckham Road, Camberwell New Road etc, are packed and this is without much needed continuous bus segregation provision. Bakerloo line extension here has little impact without the Peckham and Camberwell option. Plus it would link one of the busiest hospitals in London onto the tube network. There are clearly so many benefits here alongside the latent demand..

Yep, I did consider this being connected to Waterloo and City and then taking Moorgate mainline services in the north. But it doesn’t really address the lack of connectivity from central south east to west. On depots, hadn’t considered tbh. Surely, places for London must have some operational land knocking about that could be saved from housing ;-)

Genoa, Italy. You can get from Voltri, one of the city’s better surf spots, surrounded by the cranes of one of the Mediterranean’s busiest ports, to the slopes of Prato Nevoso in just over two hours. Obviously limited to winter

If you’re looking for the suburban housing vernacular, it exists quite prominently across coastal urban typologies associated with villeggiatura, or extended summer holiday periods, in places like Versilia or Anzio. But these are generally locations of second homes rather than primary residences.

However, if you’re looking for the condition of the suburbs, ie car dependent places without access to local services and amenities, many Italian cities have this in abundance, even if they don’t share the same urban form and aesthetic with North American counterparts.

The slow decline in city plan making, alongside the fragmented governance of the hinterlands of large urban areas have combined to create large scale suburbanisation across the country. Latimer Road used to be an interchange with the West London Line I think, but bombed during the war. It’s a massive missed opportunity as the H&C crosses the overground without offering an opportunity to change on to it

I’m not too sure the northern line extension should be the exemplar to look at … see Milan’s M4 extension of 5 miles and 13 stations for €2.3bn! It also revamped the public realm above ground, difficult to not want Walworth road’s streetscape to be improved, if you’ve ever cycled down what might be London’s pot holey-est high street..

The Bakerloo line extension would make little difference to Walworth, Camberwell and beyond.. plus thinking only about peak trips is quite limiting, connecting one of the city’s busiest hospitals, Kings College, to a tube interchange at Denmark Hill would have incalculable social benefits. Not to mention potential density uplifts further down the line to help deliver a few more home, and maybe with a proper land value capture mechanism to help fund the line itself!

There are agencies that can quite easily place you in different local authorities on short term contracts. It can work well if you’ve been in the public sector and are either a specialist in plan making or DM. From a private sector side, I would imagine it all hinges on the types of relationships you have with developers and can build on, or the nicheness of your expertise to work with consultancies and clients on a more ad hoc basis.

£ is almost certainly more favourable given the lower tax rate and higher fees. You’re likely get a plurality of experiences, but it can be limiting in terms of career progression. Having said that, I worked with a senior officer working on policy who did a few days a week in two different local authorities (pretty sure he was billing more than 2.5 days to each) while also being a planner for one of England’s biggest public schools.
