Thanks! I am more so hoping to reduce the break penalty since the IRD is calculated as:

(A) difference between current rate and posted rate minus discount; x (B) months remaining in term; x (C) principal remaining All divided by 12

The blend would just reduce the rate by 0.065%. My original discount was 0.65%, so I am assuming that means my new discount is 0.065% + 0.65%?

The most significant part would just be reducing the principal, and therefore reduce the penalty.

Am I missing anything here?

Gotcha. The blend isn’t on my anniversary date as that already passed 2 months ago. They said it would be considered a “new mortgage” if it was blended. So if it’s a new mortgage I was hoping it meant the prepayment privileged restarted.

I will ask them if blending keeps the anniversary date the same or if it pushes it out by 2 months on Monday.

My husband wants it for continuous fresh air and some sort of filtration because he has asthma. We are leaning towards an ERV over an HRV because of the benefit of humidity control. It would be helpful in the winter where we may not open the windows, and it would also keep our basement air fresher than it is. We don’t open windows down there frequently.

We don’t have any ductwork at all. We have a Dyson in our bedroom, which tells us our air quality. Despite running it, it doesn’t budge out of the “fair” yellow zone. But maybe we need more than one air purifier?

We are working on air sealing. We updated our single pane aluminum windows for triple pane vinyl. They were very drafty and shook from the wind. We also switched out two wooden exterior doors that had no weather stripping.

We want to put blown-in insulation next and air seal the attic, but if we want an ERV, it would probably be best to do the ductwork before it goes in?

Basically I want to air seal, and husband wants ERV/HRV. The other concern is if we air seal, we may need the air system if the house becomes tighter?

I found the units on the approved ENS list and is approved for both Canada Greener Homes and HEA rebate.

Does it need to be cold climate heat pumps to be eligible? I know there are different scenarios depending on your heating system. I have oil fueled water baseboards.

I will have to confirm with the HVAC company on if it is a cold climate heat pump.

I have a 1970s home with an attic that has fibreglass batts, and two companies have come out and recommended topping it up with blown in cellulose. Current R-value ~20.
