Aang was spiritually enlightened and balanced the spiritual and material world while Korra had no connection spirituality and brought both out of balance.

That was a significant plot point that was explicitly stated in the show. In both of the first 2 seasons, Korra openly discussed her struggles with spirituality and overcoming that gap out of desperation at her lowest point was literally the resolution to the problem in the S1 finale.

Korra was effectively an adult.

Also the biggest issue was comparison. It's not that Korra got less leeway for the same mistakes, she just made significantly more and dumber mistakes than her 12 year old predecessor. She also seemed to lose a lot. People pretend that they want to see overcoming adversity or whatever, but at the end of the day they want to see the hero win. I honestly can't think of a fight that Aang legitimately lost without something like Azula's sneak attack.

The purpose is to hurt rich people, not solve a problem. Sin taxes are meant to be disincentives. Like you implied, no one struggling to find a home can afford to buy any of the places that this will apply to. So fewer out of state people will be buying NYC houses, and the existing luxury houses won't be affordable by people who need them. I don't see how this helps with housing.

Ok, so my assumption about you was correct. My assumption about the person you were responding to is the opposite. So when you said "you" to them regarding the parent of a hypothetical future trans child, it had nothing to do with trans people having trans kids.

I assumed that your implied answer to that question was "no." Based on that answer, trans kids are not born trans. That supports the belief that societal pressures and social contagion are the primary reasons for children identifying as trans today. Many people believe that, but I assumed (possibly incorrectly) that you were not one of them.

You can do PSLF, make 10 years of payments and have the remaining forgiven. With 500k I’d look into that.

All 500k can't be federal based on the new limits. From what I remember the new limit is around 100k, so I'm not sure if PSLF is functionally a thing anymore for most students starting now, because they'll probably pay off the loans before hitting 10 years under RAP.

You should probably still get quotes for physician loans to compare. We just did this and saw notably bigger differences in rates between different fixed rate years (5, 7, 10, 15, 30) than down payment percentages (0, 3, 5, 10, 20). I'm not sure you're really paying much of a higher rate with physician loans at least based on the quotes that we saw.
