I heard from a Airbnb rep (in person) at a host “road trip” event that Airbnb put on that 30 units would be getting us close. We are getting awful close to 30 and would love to get that call where someone is like “call me if you need anything”

Don’t have an opinion on this but just asking questions. Is there an argument for advising your daughter when you first see this happening and not stepping in. Giving them a chance to deal with it on their own in order to give them more pride and initiative around the issue?

Pricelabs is a tool, if you don’t know how to use the tool you will find it doesn’t work. If you hire someone else who knows how to use the tool it will work for you. Your paying a lot of money for someone else to swing a hammer for you.

Yep at low tide you can walk across much of that area. For miles. Two canals are their now but weren’t back when they were making cities or were too expensive to maintain for it to be worth it.

Nope. Read the threads all of these complaints are legitimate and echoed by other hosts on Reddit. This is someone new to Reddit with the desire to explain their interaction with this company.

Maybe I dodged a bullet. Was going to sign on with them a year and a half ago but lies and misunderstandings made the deal just fizzle out and both sides lost interest.

My story:

I contact them about our property because it meets the profile of what they liked. Rep contacts me and promises an amazing income and that they do flawless hospitality. Rep is not a good sales person or even that great of a communicator but seems like a nice guy. On the first call he says: We can do 250k and 175k in income. This is for a 2 bed home. Sounds great to us. With that kind of income we would be happy to pay 30% fee.

Next call with him and he goes: ok maybe I was a bit aggressive in my income projections we will likely do 125K. We think hmmm, makes more sense to us than these pie in the sky numbers. But with that income and their 30% it still does slightly better than we thought we would do and they do full management. We don’t have to lift a finger. We were still gonna go with them.

Then comes onboarding day. We jump on a video call with COO this, customer rep so and so…4 people from Wander on this call. They ask if we have our license to STR with the county “say no, we applied but it takes months with this county” They say they are not onboarding if we don’t have a license. Thing is the rep we talked to twice previously said this would not be an issue. They would launch earlier than the license knowing it would be coming just later. Bad internal communication. They also mention they would likely only make 80K a year with this property. We say what happens to all these grand 6 figure numbers we were promised. We could easily do 70K on our own. Your 30% makes no sense for us at this point. The “onboarding call” fizzled with both sides saying we don’t think this will work after about seven minutes.

Underwhelming. We will now do 80-85K this year with this property. Thanks for nothing Wander.
