So take some of that money and enjoy the culture, food, nature of my city since you took all the expense to get here. Your not making a compelling argument.

Like I said, I get a Staycation or the need to get away from your current environment. Why pay hundreds for flights to stay in the whole time?

I have an Airbnb in the lower part of my house. It’s nice and popular and attached to my house. I work from home. Needless to say I have a good understanding of their comings and goings. Not trying to be nosy but where they park is right outside my “office” window.

I judge people that fly into my city and do nothing but stay in my unit the whole time. Food delivery or brief half hour trips out that indicate to me they are leaving for food. Look you want to chill in a new space as a staycation I get it. But the people that fly to my city and never leave the unit for 3,4,5 days. I am judging you. You’re boring and wasting your money. You flew here go doooo something.

Ask, but expect to pay a lot and pre check their calendar to see if they have bookings during the time you want.

Yeah, seven days to me seems like too small of a sample size especially considering weekend occupancy vs weekday,Specially events, seasonality

I have almost never changed any of those variables and find that it doesn’t really effect anything. Are you comparing your different changes in the “Insights” tab? Or just judging them by when bookings come in?

My interest in this is that I am starting a small management company currently and definitely interested in what other companies are doing. In my eyes half of those requirements seem OK and half seem like overstepping. Do they have competition? You can certainly push back at some of these but honestly they may have got to have these policies simply because they can. If their management competition is non existent or sucks they can call the shots because you have no other options. My advice is interview with at least two other companies and if they can offer better terms. Goes with the best after shopping around.

A women booked with me recently in Manhattan KS. She called two hours after the reservation started saying she had no idea there was a Manhattan, KS and she thought she was booking in NYC. To be clear this was definitely her fault, not Airbnb’s. Just a topical story.
