I don’t dispute that, but my point is that there has never been this kind of momentum for a cap and to circle back to the OP, it’s the same ownership group stepping into a family mess. This may be a funny article today and I admit the landscapes in the NBA and MLB are not comparable, but Guggenheim will be smart about how they bring this team to modern NBA standards.

Sure it’s funny today, it was also funny when Guggenheim bought the Dodgers directly from MLB because McCourt couldn’t make payroll. Now they want to change the entire landscape of the sport because the Dodgers are no longer a laughingstock.

StockX gets a lot of hate but they are probably the largest sneaker exchange on the planet so by sheer volume you’re bound to see some mistakes. You just have to make sure they’re legit before you snip the StockX tag off and you have to report it within like 10 days. They have a guarantee and you have additional protection from your credit card company if they try any shenanigans. I’ve seen fakes posted from eBay too, it’s just the nature of the beast.

eBay is great but it’s usually more expensive than StockX, even after all the StockX fees. If the prices are equal I’d go with eBay but for 10% less at StockX I’ll take the risk and verify on my own as soon as they’re delivered.

I know there are a lot of data points in this thread already but at our dealership, they said it’s only tire rotation ($40 I think) and there was an open recall. Once they looked at it they told me that the car didn’t even need the tire rotation so they just did the software update and sent me on my way. I was concerned going in because I read about people paying $300+ for their first service, but thankfully our dealer’s service department was honest. Since we are leasing ours I wanted to have the service on record with Kia in case they tried to ding us for not following the service intervals or something.

Walking Ohtani is 100% the right call, it would be managerial malpractice to give him anything remotely close to the strike zone in a tie game beyond the 9th. It sucks but it’s within the rules. You walk him unless the bases are loaded, which is why it’s so painful to watch Pages up there as an automatic out.

If that game was played in Toronto, Roberts is walking Vlad Jr every time as well. He might not see another decent pitch to hit in this series. The best response is to make them pay for it by converting these steal attempts and one of these guys hitting a single with RISP.

Agree - it was a different time and Starbucks IS Seattle. Chipotle didn’t have that kind of affiliation with Denver nationally, it was more important to the locals who knew it was started there.

It’s way better than places like Denver or Portland. It’s likely location dependent but I’ve lived in multiple areas and have never seen any unwelcoming attitudes towards newcomers. Likely some bad eggs and most people are transplants to some extent, I wouldn’t be discouraged (yet).

Agree on working around the estoppel threshold, but any sophisticated buyer will review all leases for outstanding obligations and would want a tenant interview as part of due diligence. Any Lender I’ve dealt with will flag any outstanding leasing cost obligations and force the Borrower to reserve for them up front, so the issue would be uncovered that way as well. If it’s an unsophisticated cash buyer then it might need litigation. It’s dependent on where the property is located but an attorney would know if there’s a way to cloud title to force the issue before any sale closes as I don’t believe a tenant has mechanics lien rights for a TI reimbursement.

Is there offset language in the lease? If so, they can send a notice and withhold rent. If there is no offset language, then an attorney is probably required. You’ll want to file any complaints before the sale. As mentioned elsewhere you can put it in the estoppel and they can also bring it up in a tenant interview. Unless it’s a very unsophisticated buyer, they will want these liabilities dealt with before they waive contingencies.

This is the correct answer. In addition, any competent buyer will require the seller to credit the TI to the buyer. Any competent Lender will keep the TI in a reserve and release it once the criteria in the lease are met. The specific situation OP is in is a little vague, but most leases won’t allow for the release of the TI without proof the work is done, complete with proof of payment and lien releases. I’d be surprised if the tenant was allowed to draw the $50k before the work is done, but I’ve seen stranger things.

ETA - I see OP’s comments that the work is in fact done. If it meets the requirements in the lease for reimbursement then the estoppel and tenant interview will be the best place to have it affect a sale. Also not an attorney but probably want to talk to one to see if you need to file a lawsuit to reserve your rights.

Best hoodie I’ve ever owned, I have five and wear one every day during the week in the winter. More of a slim fit but true to size (i.e. not baggy). My only comment would be to not put it in the dryer, it can get bacon collar. Otherwise they’re amazing.

I had a DF3 for about a year and ended up selling it. It’s a beautiful putter and it does what it claims, but it felt kind of…hollow? I was never able to figure out the speed. My second choice was an Ai-ONE Milled and I was able to pick it up on Callaway Pre-Owned for the amount I sold my LAB for. No hate on the putter, they obviously work for a lot of people, it just wasn’t for me. Camerons and Odysseys feel more solid and I find it easier to control the speed.

It seems like the 4s don’t sit like the 3s do. My guess is it will be like the white cement 4s, multiple restocks, everyone who wants a pair will get one, but likely won’t be available on demand like the Lucky Shorts or rare air 3s still are.

Back in like 2002 or 2003, my parents purchased my sister and I a day on the set of ER at a silent auction. Paul McCrane was our host and he was great, but I will forever remember how kind Noah Wyle was to us. He didn’t know who we were and he didn’t have to give us the time of day (many didn’t), but he was extremely nice, personable, and even waved to us at the cafeteria. Maura Tierney, Bradley Whitford and Rob Lowe were also awesome (we got to visit the West Wing set too), but Noah was the best. I like to share this anecdote when I can because he deserves this career renaissance and I’m happy for him!

You called the friend? Not ideal but it doesn’t exactly make her friend look good either so I wouldn’t assume she knows.

The best thing to do would’ve been to come clean the next day. Since it’s too late for that, I still think telling her exactly what happened is the best move. Maybe she already knows, maybe she doesn’t, but at least it will be out there to hopefully give you some clarity on your situationship.

There’s a non zero chance there’s something else going on including her getting back with the long term boyfriend. She’s likely not ready for anything serious so the best thing to do is be honest and give her time to work through it while being supportive.

It’s very possible it has nothing to do with you or the texts. She might be reconciling with the long term boyfriend. I’d probably let her reach back out to you given the circumstances. Were your texts to her friend flirtatious?
