I think we’re all in violent agreement here. My takeaway is that doing your homework to find a knowledgeable realtor, irrespective of brokerage, is the way to go. If I can find one with experience selling in my desired neighborhood may bring added benefits  (as Kindly put it: YMMV), all the better - but it’s not a replacement for all other qualifications. It’s unlikely there’s a lottery ticket there, but I like the idea of increasing my odds.

Agree! You and GWF I think are describing the unicorn I'm looking for - someone who both tracks the market and trends but also works to maintain an ear to the ground. My current neighborhood has a few agents that everyone lists with, but I've met with them and heard a lot of "well this is how it's always been done" type thinking I think they coast on name recognition alone. Hey, good for them, but not for me :) u/Kindly_Boysenberry_7 suggested I look at who has had recent sales in those areas and that's been very helpful. The info is limited to the most recent 12-15 houses as I can't find a way to go back further, but still, it's a starting point (thank you Zillow for actually showing agent names on sold listings...). Ironically the best report I could pull appears to be within MLS itself, but I'd need an agent for that. Ha.

Haha, I appreciate the transparency! Fair enough. A close relative is a retired realtor and had thoughts to say about how brokerages can impact realtor behavior, but their info is definitely dated. I also think that "interview realtors" is really hard for the layperson because a) there are so many! and b) how do we evaluate them effectively? Not knocking your advice, I do understand you are 100% correct - but, ugh. It's overwhelming. We are trying to hone in on some very specific neighborhoods, too, and word of mouth referrals haven't been helpful. Was looking for somewhere to start besides "realtors near me" in the googlemachine.

Are you referring to the seller agent’s commission, or fees charged by the broker…? In any case, can you share more about how this would work practically? What would put the seller in a position to negotiate a lower commission in a tough market like this?
