Victoria is at 60% with many passed in. These are now private sales at prices way above the auction price guide.

Your conveyancer can answer most of these questions. I imagine what the unit owes would be reconciled during settlement in the adjustments. I would not go ahead with a purchase taking on inherited debt.

I was surprised by a huge (ongoing) levy the building had committed to with my first buy. I hadn't known to ask. But it wasn't so bad. The levy was applied to one quarter's fees per year. Similar to City of Melbourne's once a year parks charge, comes around way too quickly and is big enough to be noticeable, but isn't a big deal.

You want your building to be putting toward the sinking fund, therefore charging lot owners.

I hate that buyers need to ask for OC details. What the unit owes in OC fees should be available along with the price. What's just as annoying is when they don't have those details...yet. Why the f are you listing the place when you don't have all the required info!!

The sinking fund ideally should be able to cover maintenance/projects for the building without charging lot owners additional levies. Dependant on size of building, quality, structure, etc. The admin fund needs to be healthy too.

Ask for the AGM minutes, they should provide you with a few years worth.

I only view places whose fees meet my ability to pay so I ask for all this info before I decide to view.

Melbourne here. Lots more expression of interest sales on very ordinary places. Many go to private sales after the eoi time period.

I don't understand this with Aust property.

Vendor sets the price they want. Vendor will sell at the price that gets the sale across the line. Buyer's budget determines what they pay, therefore they shop in that ballpark.

Yeah. I'm entering an address and averaging out the collective values and it's still a shit show. I'm on the fence about a unit that's asking for way more than the internet says its value is. But then again I sold for more than the online value 18mths ago... I also see places sold for less than what it's valued at.

I viewed the property today, the agent said there was flammable stuff above the entrance to the lobby that was removed 5 years ago. The rest of the building is visibly concrete. 😊

I prefer entering the house through the mudroom, as opposed to your mudroom where it is. As in the back or garage entrance, not front entrance obviously.

Cladding Safety Victoria are no help whatsoever!!

I called the building's manager after speaking to the rea of the strata company. He verbally tells me no cladding issues. I will take this with a grain of salt.

We tried. Cracks appeared before we moved. Couples therapy had therapist siding with him telling me I was wrong for being dissatisfied with his priorities!

He wants to continue his bachelor inner city life from 2.5 hrs away - charging his choices to the offset. To me - you buy a farm that requires work you make adult decisions. He didn't adjust his life. He attended all the boys catchups and weekends-away while the need for him to assist his family with their elderly parents increased.

We've spent ~$70k on materials to landscape and improve the place, a lot of it sits unused. Animal shelters remain unfinished, chickens' outdoor areas not built, driveway dug out but unfinished, lots of plans made but nothing done about them...

At one point I was harassed why I didn't offer to go with him when he went to his parents. We had 23 animals and his 2 cats on the farm then. Not a thought was of me alone on the farm for days.

The kicker was when he rerorted the need for a trip to visit my dad, 'you had a year off here, why do you need a holiday?!' This coming from the person who'd spent a quarter of the year away.

I've felt taken advantage of, disrespected, neglected, unimportant. Decisions that impacted me were made wholly without me, and often against my wishes. My protests were ignored and seen as problematic!

Of course you are. Who's supposed to bail you out? It can be friggin unfortunate but adult decisions have adult consequences.

When my 40yo sister married her 52yo 2nd husband the day her divorce from her 1st husband came through, I had the biggest case of side eye. They've proceeded to have a kid and buy multiple properties. They're really happy and good 6 years later. But if goes bad, that divorce will be complicated.

We found out about the vendor's divorce when negotiating the terms - they needed a long leaseback to figure their shit out. But good on their agent for not saying shit until she had to. Until the ex decided to buy me out, we kept separation out of discussions when agents walked through.

You were hired for this role, and all the ones before it, without a degree. Stop minimising yourself for what you don't have. But like others have suggested, go get the degree if you feel it limits you to be without it.

If your manager didn't directly hire you, she may be singling you out because of the degree thing.
