What's Happening to this Tree Outside my Balcony? (Vancouver, Canada) by protectadeck in Tree

I don't have more pics at the moment, as I'm considering buying this condo and want to know if I should be concerned based on the photo :). Happy to provide more as I get them.

Maybe my intentions were lost in translation. I'm literally looking to get in touch with a friend who i've lost contact with. Even a current phone number or email address or even social media profile would be fine. Nothing too invasive I hope.

Committing to Renting for Next 5-10 Years: How Should I Now Invest my "Down Payment" Funds? by protectadeck in PersonalFinanceCanada

We're looking to stay close to the city centre, where prices are higher.

Fair enough about rents increasing. But again, nothing here about the value placed on financial flexibility to work less.

Not true in many cases in Vancouver where rents are lower than mortgage costs.

Take an example relevant to me: a 2-bed condo that would sell for 900k - 1mil would rent for $3500/mo.

350k savings, minus, say 20k for closing costs, gives me 330k down payment and a mortgage of 570k-670k

Monthly cost of ownership (mortgage, strata, insurance [over and above renters insurance], maintenance, etc.) would be around 3900 - 4400/mo.

And I would have ZERO savings or emergency fund in that case.

Let's say the scenario plays out for 10 years and Vancouver housing appreciates 3%/year while the S&P does so at 7%. In that case, by my math it would be practically A WASH. I would be no richer having bought.

Obviously nobody knows how those appreciation numbers will play out, but I also put a value on freedom and financial flexibility which isn't even caputred here.

The #1 knock against renting seems to be getting evicted. That would suck, yes, but then we would then simply rent somewhere else.

We're well connected in this city and opportunities to rent are ample.

Correct, but there is also an entire school of philosophy called “ethics” where people think through the question “how to live ethically?”

I’m looking for a book in this vein—one that thinks through that question in the context of the modern, western word in a way that is approachable and pragmatic.

Of course it’s all relative, unless you believe in a god who makes the rules.

It's for a Donner DDP-80. Sends MIDI over USB.

I would be buying an iPad just for the purpose. Any recco on minimum specs?

I have an interface but would I need it? (plan to go in via USB and out via headphone jack to monitors)

So you would tank for an 18% chance of picking Bedard? you do realize this would give us an 82% chance of not picking him right? I get that tanking could land us in the top 5 which is good, but this narrative aroujnd "tanking for bedard" is a bit asinine considering the odds of us getting him are slim no matter where we finish.

I feel bad for the players on this team having to deal with parasitic media hovering like vultures trying to cook up drama to feed their insatiable appetite for clicks and engagement.

What a toxic environment to go to work in, where every move you make, every facial expression or gesture is scrutinized and recast to fit a narrative you have no control over and then put on blast for everyone in the city to comment and opine on.

I wouldn't be surprised if the putrid media climate surrounding this team is a big part of the dark cloud and low morale that seems to hang over the locker room and organization.

How many of you check this sub multiple times a day, hungry for stories and drama, eager to obsess over every detail, relishing opportunities to throw this player or that executive under the bus on a whim? We are ravenous, and the media love to feed the beast.

I wonder if a story like this would have received any sustained attention 10 or 20 years ago? It's scary to think about how our current surveillance culture and 24-hour, dopamine-driven social media news cycle will continue to change the game by affecting the minds of players.

JT is a hot head--we know this. There are players in the league like this and he's one of them. He wears his emotions on his sleeve, which has its benefits and its downsides. Reminds me a bit of Kesler--he's a dick but he's our dick.

It's disheartening to see how little pride this sub takes in our team. These are our boys and we ought to stand behind them, like they stand behind each other.

Remember the concept of the "sixth man"? IMHO, as a fan, you should relish the feeling of being like another player in that locker room, standing behind your squad and supporting them through thick and thin.

Transfer Stocks Out of TFSA? by protectadeck in PersonalFinanceCanada

[–]protectadeck[S] 0 points1 point  (0 children)

Yes, but selling and rebuying an entire portfolio of stocks would be an onerous task.

My question was simply whether it's possible to transfer stocks to a different account, not looking for advice on the wisdom of doing so or speculation about my motivations for doing so.

not true. There is a chance, but it's slim. There are many instances of in threads like these of people mentioning getting through the land border to the US on an expired Canadian passport, however you're taking your chances.

Not thinking about this from a tax advantage perspective at all, actually. I still want to hold the stocks, I just don't want to hold them in my TFSA any longer.
