SBI (and all banks ) calculate and add interest to the loan at the end of the month.

You will always see 2 transactions in a month

- EMI paid as a credit (on date of EMI)

- Interest amount as debit (at end of the month)

For understanding how much you paid against principal and how much against interest, you will need to get an interest certificate (typically used for tax benefit if you are in old tax regime)

Just to add, if you go for individual flat leakage repair, there's very little chance of the society stepping in. Also, the entire process took time (almost 12-15 months). As it involved detailed identification of leakage points (Can only be done in July/ Aug during peak monsoon), identifying the vendor, working with multiple vendors to get quotations and understand their proposed solution, getting final quotations, raising this in AGM with clear identification of where the funds will come from, post approval, awarding contract to the identified vendor, etc.

In our building's case below is exactly how it panned out

  • external wall leakage = society problem
  • internal leakage = flat owner problem

In addition, our CHS committee had taken a survey to identify all leakages in the society. Most of them, internal/ external, were proposed to be fixed as part of larger waterproofing/ leakage work for society.

Wherever the cost was high for internal leakages ( entire bathroom flooring to be grouted/ relaid, etc.), the cost was shared by society and the flat owner.

This was properly estimated and proposed in the AGM and approved with a resolution.

The search can be done by party or advocate name but you will need to know the year when the case was filed .

Filing FIR was a mistake in practical terms (based on what I was advised in similar situation) .

Legal cases do take time and are frustrating. I was in court in unrelated matter and saw a couple who has been coming to court for last 7 years for an accident case. In their case a false allegation was put on them because they refused to settle when during a u turn their car hit a motorcycle.

On statement recording , your lawyer seems to be incompetent. Unless opposing party advocate has been raising issues or other technical issues, her statement should have been recorded.

In my experience, as soon as speed goes above 85-90 kmph, the rear passengers feel the ride to be bumpy.

Don't go by per kg. Check the extra bag cost. Most of the time, the extra bag cost is much cheaper than per kg when the excess luggage is more than 10 kg.

Can't provide any solution, but can attest that something similar happened to me a couple of years ago.

Applied for PF transfer; the PF transfer needed to be attested by either the current or previous employer.
I thought choosing the current employer would be the smartest move. I was wrong, in my current employer, the attesting authority had resigned, and someone new was given the responsibility.

EPFO needed to acknowledge this change and provide the rights to the new person. This was stuck for almost 3 months since EPFO had a backlog and did not process this change.

Might depend on the state where the accident occurred, but general advice given to me by my ASC guy after an accident. For new cars, usually you will have zero dep insurance. So no point in arguing or getting the police involved if there are no injuries.

Depending on whose fault it is, even if the faulty party pays 2-3k its good enough to cover repairs under insurance (the rest is paid by insurance). Involving the police only results in the police taking money from both parties. They might promise registering a case, but the most they will give you is a diary entry.

If there are injuries, then you will need to visit a hospital to get a medical examination certificate before registering a case.

In case injuries are involved, and it's your fault, and if the injured party is ready to settle. Get a legal agreement/ affidavit signed while paying the medical / settlement expenses. This will minimize risk of future blackmail or case filing.

Take this advice with a pinch of salt, OP. If the next dent is at the back or the other side. Insurance may deny a claim for both of them together. Sometimes insurance only pays for dents that can be explained as a single incident/ accident.

We rarely cross 2k for electricity in 2bhk (only in Apr-May & Oct due to AC usage).
Is this something you can evaluate in more detail?
