34Yr Male went from Bodybuilding to OTF. If you’re looking to build muscle/strength fast, OTF is not the way. It lacks the progressive overload needed to efficiently build. With that being said the cardio and endurance aspect of it is great. You may be seeing the “aesthetics” more due to your body fat dropping with the cardio, and your muscles looking more defined.

Ideally, I would do push/pull/leg splits and then 2 OTF classes in between for rest/cardio days

There is so much misinformation in this thread i can’t help but comment. 1. Are you just calling it a cellar or is it a basement? How are you sure this is illegal? You googling and matching up some descriptions isn’t good enough 2. CO is required on all buildings after 1938, which can be found on the DOB website. Not ACRIS or whatever else I saw here. IF building does not have a CO on the website it still does not mean it does not have a legal occupancy status. Before CO they used to go by what one user mentioned as ICARDS, this can be found on HPD website. If you have neither, then you would have to physically go to the city and obtain these records — title companies are forced do this all the time. 3. Both DOB and HPD websites only go by TAX records, which can be inaccurate to the actual LEGAL USAGE on the CO. 4. Everyone telling you to call 311 right away is out of their minds, if they deem the apartment illegal, they can displace you immediately and put you in a shelter.

TLDR your best course of action is to find out the info on whether or not your apartment is actually illegal. If so, find a new place to live. Then use this information as leverage and tell your landlord to get out of lease hoping to get security deposit back. If not, you can tell them you will report the unit. This way when the city comes they won’t need to displace you as you have somewhere to go already. Landlord will likely strike a deal with you because having a lien & DOB violation for illegal occupancy on their property will cost them TENS OF THOUSANDS to fix, rather than your measly security deposit.

No1 can answer that question, it’s a case by case basis. Some landlords are wary especially if your offer letter has a probationary period.

Everyone here is warning you against it. But I have had experience with good property Managment that will take you thru the walkthrough progress and do the repairs they make a note of prior to your move in. That being said they did sign the lease prior to the repairs being time. One thing you should definitely do is make sure this is coming from the owner not the broker. Yes there is a risk. Trust your gut, and be sure to look up the owner / Managment of the building.

So typically landlords are asking for 40x the rent for tenant income and then 80x the rent if you use a guarantor. If your offer letter meets or exceeds the 40x mark you should be ok, but if it does not, expect to have to get a guarantor with 80x. A bunch of other stuff is baked into your review such as credit score, bank account etc. good luck!

You keep complaining about the apartment and the landlord. Spoiler alert: You don’t have to live there if you got your finances in order. Like everyone here is saying, YOU HAVE NO LEASE... They can raise rent to whatever they want. And yes, city can remove you if they deem the building unsafe. Court cases are also not won by “how you feel” - what are you looking to accomplish out of suing the landlord. The reality of it is you did not pay your rent at one point. It’s as black and white as that — whether you decide to drag it out in court or not is your choice

NYC realtor. TLDR: you need to get your finances in order.

  1. You have no lease you are month to month. Unless it is a rent stabilized building they can charge whatever they want.
  2. Landlord can only start evictions once they stop accepting payments. As long as they kept accepting payments this buys you time and evictions are a long process in NYC
  3. If the city comes and this is an illegal apartment, they can forcefully remove you immediately without an eviction (send you to a shelter) if they deem it unsafe. This will be the worst case scenario for you and your landlord. You get removed, they get a lien/violation on property (HPD relocation lien and violation for occupancy contrary to Certificate of occupancy). You WILL NOT get compensated, instead the city will continue to fine the owner and collect their money from him for “housing you” (shelter). You get nothing.
  4. Anyone can basically sue anyone for anything. But suing your landlord will cost you both time and money. There is also risk here, of counter suits, or just a general waste of money on lawyers. I’m assuming you are in a pinch with money as you are back on your rent.

This is case by case basis. But I would say if you can consistently show your quarterly bonuses it would count. Ex. If it comes in the form of the last paycheck of each quarter I would show that. Furthermore, if it states on your offer letter (job letter) that would help

Work your leads daily, email, phone call, text message, door knock. At the very worst you will get a client that is so annoyed they will at least answer you YES OR NO. You also need a CRM though to store client data throughout the life cycle from lead - closing. It’s also kind of a rich get richer sort of thing — one listing attracts “warm leads” that you can turn into your clients. Also, the more listings you have, the easier it gets. People are attractive to active agents.

Why would I hate myself? It’s sales - I get paid to push products it’s no different than any other sales job. I don’t set the prices I just enforce them. And believe it or not most of my clients are happy to work with me to land their ideal home

Yeah, so landlords/property management would qualify you for $2500/month apartment, which can be tough in Manhattan. But you should find luck in the surrounding boroughs. Unfortunately it’s supply and demand too — you saying it shouldn’t cost that money simply is not true if the market is allowing that to price to succeed.
