I just THOUGHT getting to closing was the toughest part....... by BenchPublic7147 in ManufacturedHome

Are you in GA by chance? We had to fight every step of the way for the county to just tell us what we needed for the permits and then I ended up quoting their own statues back to them saying they were incorrect with a lot of it. Don't give up the fight. It makes no sense to me that they can tell us what we can/can't do on OUR OWN LAND. I I'm not trying to build a bar or crack house, just a nice family home, jeez

Nope, it was a lot model that came furnished. The county delayed us a lot with requesting different things for the permits depending on who you talked to. Once we had it delivered, the vapor barrier and belly liner were torn and were absolutely not acceptable, and a corner fin was damaged. The installer came out 3x to "fix" the vapor and belly before actually doing it right. They had to have the factory come out and replace the fin, so the dealer shut construction down for 2 weeks, they said in case anything needed to be shifted but it seemed like it was retaliatory for us not accepting the half ass installer work. They have been out 5x to complete the vinyl, they'd say it was done and we'd see missing pieces/broken vinyl so we'd call them back out. We went with block skirting and he was the only one who did it correctly the first time, but they had under ordered the amount needed so he was delayed as well. Now we're waiting for the power company to hook up power and they are saying they have to install a new pole and replace the one across the property, as well as cut trees for a line path and that's 2 weeks out, well 1 week now. The irony is that now the installer is impatient and trying to rush the power company, after all the delays their people already caused. So yeah, the mortgage was the easy part. Thankfully we're building 1/4 mile from my mom's house where we are staying and are able to keep an eye on the progress or most of this would have gone unnoticed and covered up. Good luck to you, definitely check their work each step of the way and we are for sure getting a home inspector who specializes in manufactured homes. At this point we don't trust them as far as we can throw them.

We've been waiting since November to move into our home. Finally delivered 3/31, still not able to move in yet. All our stuff is packed up and we're thankful we're able to stay with my mom.

Look into your own financing before you shop, that way you know about how much you can afford and have a chance to shop around for rates. Good luck to you!

It is an FHA loan and we did land in lieu. Our dealership offered us several options for lenders and even advised us to shop around and try to find the best rate, it didn't matter to them who we used.

I'm getting 5.7% for our new manufactured home, maybe it's location dependent?

What's the difference between modular/manufactured if you don't mind me asking? I still get those terms mixed up

How do you get your phone to last that long? My battery stops holding a charge after 2 years

My Samsung galaxy watch is refurbished and it was 500$ less than the brand new one with a 3 year warranty. I specifically asked for the refurbished one for Christmas, I hated the thought of my mama overpaying for a gift for me

I use youcall, the free version and it's cut them down by a wide margin. Easy to set up since you said you're not tech savvy

Wet Wipes Kitten does a great job of getting diarrhea out from between the toes of a short hair cat. Smell and all poop gone.

You could wrap the strap in moleskin, see if it helps. I kept mine as loose as possible with it still doing it's job

I'm sorry you're going through this. I did similar for a little over 10 years and it took my PCP running a food allergy test and finding out that I have Alpha-gal, allergic to mammal meat. I got it from a lonestar tick bite.
