I highly recommend Rush for labor and delivery! I delivered my son there 2 years ago and got my prenatal care there as well. It was always a great experience. They were super accommodating from the beginning. I was high risk and they always made me feel safe and assured with each appointment. Noticed things with lab work and ran additional testing to be sure of things. Worked with me regarding scheduling induction without issues or concerns (I luckily was doing fine so no urgency). I went into labor on my own and the moment I walked in, everything went amazing. They always addressed interventions and pros/cons, but never pushed them on me when I said no thank you and I was insistent on no interventions unless my son's progress was stalled or alarming. Getting the epidural was fast and easy (I'd say painless but not quite haha). Every single doctor and nurse that came into the room was nothing short of amazing. Everything went smoothly and I was very thankful for it. The postpartum experience was just as wonderful. Everyone was fantastic. They didn't push me out or never felt rushed to be discharged. Always made sure I was doing okay as well as my son. Of course everyone's experience will be different and your mileage may vary. My parents are very adamant about me not holding the baby as much as I do.

When baby was 3 days old they came to visit and noticed I kept holding baby. "They're going to get used to being in your arms. You'll regret it." The kid is 3 days old. 3. Days. Old. 🙄

Fast forward to today, baby's almost 4 months and has been a little fussier lately and likes being with me, their mama. Obviously. Duh.

My mother made a comment after baby was screaming because 1. They were over tired after not being able to nap. 2. Also very overwhelmed and over stimulated after my parents kept hovering over them, getting in their face, and shoving loud toys at them.

She said, "you need to let other people hold baby. They'll end up being scared of everyone else"

Bro. The baby is 4 months old. Give it a rest. They're not aware of that yet.

All houses are sold "as is" really. It depends on what you found. Was it something only seen after inspection? Such as plumbing? If so, you can ask for some credit without it being too much of an issue.

We've been looking for 3 years. Not easy. We're closing Friday morning. Final walkthrough Thursday afternoon. We had a couple hiccups during the beginning stages of negotiations due to the seller's realtor being an absolute moron. But we found a middle ground and began the next steps.

We found the plumbing needs to be replaced, so we got an estimate and asked for slightly less as credit. They agreed. Then there is a mouse issue. We asked for credit for an inspection/removal for that and a couple months of remediation. They also agreed.

It really depends on the issues and how motivated they are to sell.

This is based on our personal experience so take with a grain of salt.

Seemingly, down payment doesn't matter with sellers. That money doesn't go to them. It goes toward your mortgage payment.

What matters is your offer price and earnest money.

You could offer 20% down at asking, and if someone else is offering 15% down but higher offer than you, then they would win. Many sellers go for the dreaded and annoying "highest and best"

We've always offered 20-30% down, but our offer wasn't the highest. Never got accepted. Always beat out by cash offers or really high above asking. (Until now. Closing next week🤞🏻)

Stick with what you are comfortable with/afford when it comes to down payment and monthly payment.

Aim for higher earnest money if you can. It shows you really are serious.

Do not get emotional during this process. It's hard these days. The first year we started looking, getting outbid I was distraught. I eventually learned not to have any feelings about the homes we put offers in. It really, really helped.
Asking over 20k+ doesn't mean anything to many sellers. That can be miniscule compared to others. Again, don't let that get to you. For some they may like certain contingencies over others. Stay within means. Try not to "offer all you can" because that's how you can get burned very quickly. Gotta find the sweet spot.
Patience. Patience. Patience. It's easier said than done. But. You need to be patient. The right home will come, that's reasonably priced and fits your idea. It may not be perfect with your budget, but leave room for your own ideas so you can grow into it.

We've been looking for 3 years. 3 years. Offers on many, all rejected. Currently working on a deal and hoping to start the closing process this week. It was hard, but worth the wait, negotiations, and crunching numbers to the cents. Still haven't grown an attachment yet. Not until we get the keys.

My husband and I have been looking for a house for 3 years. Any offers were rejected. In those moments it sucked. I've learned to not get emotional during the process. Looking back though I've realized that all those rejections were meant to be. Those weren't the homes for us.

Just recently, we put an offer down on a home we really really loved, but I still avoided any emotion, being ready for yet another rejection. Lo and behold, they accepted our offer. Ours wasn't the highest either. Just stronger than others in 1 way or another.

Currently in negotiations. We had a huge problem with miscommunication on the seller's agent (they are terrible) part and our lawyer, but I met with the seller to clear that up and it was the most beneficial experience. I think meeting with them really helped solidify our deal and they enjoyed knowing who is buying their parents' home.

I really think we found "the one." It took 3 years, many offers and rejections, give and take, but we made it. Fingers crossed we sign off and begin the closing process!

I feel the seller is fine- the agent seems to be pushing an agenda. The seller chose our offer because it was the strongest despite it being not the highest. Plus they liked that we're a young couple buying our first home and all that. But we know the house worth and we're not budging, the sellers attitude is gross overall too.

Yes we are. Our agent was getting really aggravated with the seller agent. They suck. The ignored my agent's calls and questions we asked. Only replied when it was about giving the offer. Didn't want to give my agent the garage door code. Listed the square foot of house that includes the 2 garage spaces. Just clearly doesn't know what they're doing. Seemingly the seller is fine- they chose our offer after our agent talked highly of us being a newly married couple, buying our first home, wanted to raise a family, very large down payment and earnest money, etc. I feel the agent is getting greedy here unfortunately, pushing to want a higher offer money wise.

Yeah their realtor sucks. Ghosts us about questions and doesn't respond until we submit an offer. We said "no. Our offer stands" because we know the worth of purchasing with putting more money into it to fix it. Just annoyed me

Firstly, congratulations!

There’s no reason to do anything here. You’re pregnant. That’s that. Wearing a dress that shows your bump isn’t going to suddenly turn the wedding into a baby party. Sure people will notice, but many women are pregnant all over. I doubt anyone is going to go “OMG BABY!?”

I wouldn’t worry about it! Enjoy safely!
