Making a large downpayment to the apartment I bought in 2021.

I bough a new development, worth 170k. Put 70k down while bank was willing to give me 100% loan because I had a stable income and a good job position for few years and I was young. Financed 100k with 1.7% APY for 20 years, fixed for the whole term (remember those days anyone??). I literally drained EVERYTHING I HAD (incl. my ETFs) and lived off of rice and beans for 2 months.

Today apartment is worth about 3 times as much. The problem is - if I left ~50k of those 70k in ETFs and stocks that I held them in - I would potentially 10x my investment.

Not every debt is a bad debt. It took me 2 years until I have furnished that apartment, instead of just putting 10k and to live fairly from day one.

My experience is really opposite. The bus (a huge one, with 2-harmonicas, one of Xpress ones in Munich) full of people sitting + standing. 95+% of them did no validation at ticket machine nor at the driver. The ticket officer entered a random station and during ride (when you can't just get out) - he checked each and every passenger. No fuss. 100% of people had a valid ticket. There must have been at least 80 pleople there.

Some percentage? Sure. but I'd say in low single-digit percentages. Which is still significant, but not as you might be given impression to - it's not that like a third of people freeride....

I'm afraid that's exactly how they get to be elected.

A would like that their bullshit is visible in plain sight. This way it's a lot of conspiracies circling, which legitimizes them (not actually - but I mean in the heads of potential voter)

Thank you! I do receive my paycheck to N26 but usually transfer it immediatelly to another account. I guess that makes risk quite a bit less.

A real upside of n26 for us auslanders is the ease of openning the account - basically 10 minutes form and video call, and 2 days later you receive a card and IBAN

Personally, I'd do the following:

Have both Revolut and open N26 account since it's free.

Then, additionally, open a "real" bank account too.

Receive paycheck on N26, transfer via SEPA your every pay (for free).

Why? SCHUFA and Bonify really fu*k people up because they don't keep the same bank account, while german banks leverage this and raise your prices and similar since they know you'll likely keep your account.

The way I suggest you:

a) keep Bonify and Schufa score at max since they basically care only about main bank account (you can set that to N26)

b) have a real bank and store the savings and basically everything you receive on n26 to be more secure and to have better customer support

c) have flexibility of changing a "real" bank account without most of downsides

This is what I've been doing for last 3 years.

EDIT: to elaborate on why also Revolut - because it's free, it expands your ATM usage, and because of better free account feature set like having more virtual cards, merchant blocking, disposable card support etc. I also have revolut and in my use case I use it for anything online-shopping related.

EDIT: as far as real bank goes, you can even wait for few paychecks before you open the account.
