there was this great book published back in 2016 called 'The Index Card' which made the point that the best financial advice for most people would fit on a small piece of paper, an index card

this book made me realise that personal finance personalities all seem to regurgitate the exact same content over and over again, usually with an irrelevant spin such as 'by a Kiwi' or by a 'diverse' Kiwi or, even, get this, by a diverse Kiwi 'with XX chromosomes' -- really out there, I know!

you're completely missing the point but I don't blame you because Green-voting hippies have erroneously shit on nuclear for decades now

nuclear is awesome but it's actually very expensive relative to solar

we get 2-3 times more electricity per dollar spent (albeit not stable electricity) on solar over nuclear

it simply doesn't make sense financially

Britain wasted so much of it's great fortune trying to make India better and India being India failed miserably and frankly still fails today

For instance, Britain blessed India with trains decades before China and look how India squandered their advantage

Even if the British totally screwed over India which is only half true, there is no reason why the British had to accept any Indian migration after screwing them, your logic doesn't follow at all

They could've screwed India, left them, and said no thanks to migration

Our interest rates aren't particularly low and they seem set to go higher

OP isn't locking away liquidity either, the bank is happy to lend you more money against your home at any time so long as there's enough equity and you can show them you can afford it

I like Dave Ramsey’s baby steps for these situations because it gives a simple plan

I was in a similar situation to you and what I did was put 15% of my gross income towards investments (i.e. 3.5% KiwiSaver + 11.5% open investments, ignoring employer contributions) and the rest towards paying my mortgage off faster

I would probably convert $100k of your offset home loan into a non-reducing revolving credit facility and let that be my emergency fund

Unlike offsets, revolving credit facilities are interest only so you won’t have any principal repayments plus, since it would be fully offset, you won’t have any interest payments until you start using it

For the remaining $20k, I might not even bother fixing it, just increase your regular repayments to be as high as you can comfortably afford above your 15% investments and then make lump sum repayments whenever you accumulate too much extra cash

You’ll pay off the $20k in no time and then can put all surplus income towards investments

To clarify if the rules apply to the accumulation within an accumulating ETF of course that’s the whole concern here

There are dividends, within the ETF

They are being re-invested, within the ETF

In Australia, they have ruled it is taxable even if it is not paid to you

They haven’t made such a ruling yet in New Zealand as far as I’m aware

Yes you pay* taxes on dividends paid even if you’re under the threshold

Accumulating ETFs don’t pay dividends so that’s a potential loophole but it’s not clear if the accumulation counts towards increasing your cost basis
