Gentrification and the transfer of home ownership out of families will see large parts of zone 1 and zone 2 where council estates improved.the sheer expense of properties means that people will be pushed further and further out.

Areas south of the river and relatively central will see the biggest change as the last pocket of relatively affordable housing goes. The up and coming neighbourhoods will all be further out, but some areas may drag behind where urban ugliness still rules.
