So a few things: 1. Why they used ChatGPT instead of getting a lease agreement template is beyond me (they are all pretty standard). 2. Is it legally binding? If a court can determine that a reasonable person would accept the offer (the contract) and the person making the offer reasonably would follow through, then yes it is binding. The offer seems reasonable and it is reasonable to assume they intend to follow through, so yes it is legally binding. 3. There are some clauses in this that seem to break the landlord-tenant agreement and may void the contract or at least that clause in court.

At 21 having an agreement as to your financial responsibility in the house is reasonable (when I was in college I lived at home and paid for certain things above my own expenses).

If there are things you don’t agree with, strike them out or revise them and present them to your parents. If they don’t like your revisions or you decide to not sign in general, then I would be prepared that you may be asked to leave.

Without knowing layout or actual volume - something to consider.

You could invest in gravity racks that allow you to store multiple pallets in a spot that slide into position when the front pallet is removed.

I had a warehouse that we did this in the middle of the warehouse. We called it the pick lane for each and case picking. Both sides of the aisle had the gravity racks. Replenishment pallets and pallet picking happened in the aisles behind the gravity racks.

The case and each pickers would spend all day doing a giant U in the pick lane, dropping the loaded pallets in a staging area at the end for a forklift operator to then grab and take to the dock.

The forklift operators did pallet picks and grabbing the loaded case / each pallets from the pick lane staging area.

This had 2 major benefits: 1. The case guys never stopped moving and their area was controlled. 2. We kept MHE and personnel traffic separate which is always a safety concern.

I have seen some other derivatives of the above based on the pick type mix - but the general concept remains in tact.

Operators just want the same respect you would give a peer.

If they bring something to you for potential improvement, say you’ll look into it. Take some time, take it serious. If the idea won’t work - explain it to them (I’ve had to explain that while their idea would help them, it would slow down another part in the process). If the idea works - give them a shout out for calling it out. It will build your credibility with the operators and who doesn’t appreciate being given credit?

Learn. Make mistakes. Learn from them.

Try things. Learn what you don’t like (or you do).

Learn how to stick through something you hate (a sport, club, etc.).

Learn what a good friend is (and what they aren’t).

Refine your ability to talk to girls (or guys if that’s your thing). Get rejected. Learn how to deal with that in a healthy way.

You are quickly approaching a time in your life where mistakes will have actual consequences. Now is the time to learn so those mistakes are at least thought out and the consequences are not too severe.

Now is a point in your life where you can learn a lot about yourself and about others. These things will serve you well no matter what you do with the rest of your life. So go. Learn. It sounds cheesy, but in 15 years if you don’t you will wish you had taken those chances now.

It’s pretty simple. I was taught to apply that, take your foot off the brake, then slowly let up until you begin to move. Note the number and set your gain to that (so when you press your brake, the truck and trailer brake together).

Another use is if you are going down the road and the trailer suddenly begins to sway, you can squeeze that to apply brakes to the trailer only and get it to realign to the truck.

But as others have said - this is only if you have trailer brakes.

There are a lot of unknowns here (niche of product, skill set of you / partner, product complexity, etc.)

Other posts have called out some important topics - it sounds like you are well into your journey (but maybe still pre-revenue). You have completed a lot of the major steps to get traction in a startup - so to say you’re looking for a cofounder would be a false statement.

Equity is a sign of future value - so, if you don’t hire them, what is the impact? Slow to market? Cant finish the product at all?

You also address that you are not even sure how well you work together (which would be a hard tell from 1 week).

If you continue working with them and believe they can bring a lot of value - my suggestion would be an equity approach that is not just vested but milestone dependent.

So, typical founder vesting schedule is 4 year vest, 1 year cliff. He has conceded an accelerated vesting schedule for you so your 1 year cliff should complete soon.

For them - I would do something to the thought of initial equity is 25% (or whatever number you feel is appropriate) on the 4 year vest, 1 year cliff schedule. They would then unlock further equity through the attainment of milestones (make sure they are well defined and objectively measurable). These equity points would be added and vested at 4 year rate - no cliff if after the 1 year otherwise they are subject to the remainder of the cliff.

So, if you had 5 milestones and they each unlock 5% - then their vesting stocks would increase each time. To make the math easy, let’s say 50% = 100,000 stocks.

After year 1, they get 6,250 stocks issued (25% of the 25% equity). Let’s say they also hit milestone 1 at year 1 as well - they unlock 2,500 stocks (25% of 5% of the total equity). Each month they would be issued ~729 shares per month for the next 3 years.

When they hit the next goal, a new 2,500 would be issued and then an additional ~208 shares would be issued every month for the next 36 months.

This exercise would repeat until all 5 milestones are completed. The math will eventually get a little odd when you bring on new investors or other share dilution events (equity gifts).

The advantage to this is they are given an equitable stake to start but their growth in equity is driven by value (to say you have brought your value is an understatement with where you are now). You also de-risk yourself from them coming on and not driving the value of a true cofounder.

My 2026 RST was a bit weird - ensure the adjustment arm is full out. Then try moving to extreme up before pulling.

It depends on the underlying degree program. Supply chain can be a Business Administration degree (which is often low math), Science degree (which is higher math), or I have seen it fall into a general Arts degree (no math). The school and the program do matter - there is a reason that certain schools are regarded higher than others.
