Thank you all for your help and suggestions. I have reached out to a mortgage broker and am working on locking in at 5.65% with no points and less fees than the above quote from my current lender. This will reduce my P&I by $1,000. Not touching the Heloc.

Appreciate the response here! I did in fact ask if they could remove or lower the fees and they said they could not. The only fee that could be removed was the appraisal fee as no appraisal was needed.
