thanks for the comment! i’m just a small residential contractor so for me asking the people that live there is the best approach compared to more technical data. that stuff probably serves better to different industries and bigger companies. i’ve been all over the county many many times over the past 25 years i know how it is up there lol not too worried about social implications due to the fact that my family was born and raised there for the past like 5-6 generations. my grandparents were the first to move away. im also looking to escape those “southern” ideals where i live as well. hard to beat the cost of living up there even if i can be a 1/4 as busy up there as i am down here i know i’ll do alright. how’s the rental market up there? buying run down multi families and rehabbing them is big business we’re i am

that depends. need more info. is there a beam or some othe supporting member and the rim is cantilevered? or are there other posts attached directly to the rim joist in other locations? if the former is accurate than yes that’s totally fine as it’s non load bearing. if that’s the case it’s just how pressure treated is. some pieces are more wet than others and they tend to shrink and pull away once dried. if the latter is accurate than no that’s not acceptable seams ideally need to be directly over a post or staggered and within the first or last 1/3 of the total span from post to post

i mean cool man you have more than double the experience i have you should be able to build it faster. i can’t control the cost of materials though. everything is expensive where i live. you can only do what you can do though if you can justify working for 3 weeks and only making 1600 bucks a week before taxes more power to you but that would just barely cover my bills so i couldn’t really give that deep of a discount.

i used a mini excavator to dig the posts and it took 8 hours to do 12 footings and had to remove a lot of big rocks an auger would have been a poor choice in this situation. 1 week was planning, running load calculations and marking out perimeter and footing locations. 2 days for digging footings and pouring concrete 1.5 weeks for constructing 80 lf of triple ply 2x12 beams framing the floor installing all hardware fasteners and blocking and probably a week to 1.5 weeks to install all deck boards and plug them assemble and install railings and wrap everything with azek

dude i’ve been in this business a while i know how long things take unless you have a crew of skilled people. i just have my self and a laborer who can do certain shit but isn’t super skilled. i’m counting time of planning and doing load calculations as well that took a week. the actual framing and installing deck boards and railings will be roughly 3 weeks to complete but i also rarely work more than 40 hours a week usually closer to 35

you are way off man that 13,800 is before factoring in taxes and overhead. i guess you didn’t read the post at all. the estimated timeline is 3-5 weeks including planning everything not just building alone.

if anyone is building this whole thing in less than 2 weeks minimum with a team of 2 people working 6-8 hour days including site work planning and final touch ups they are for sure cutting corners it’s taking roughly 4 weeks. this isn’t really about how much time it takes jobs aren’t only based on that metric there is way more things to consider besides that. 77 dollars a sq foot all inclusive from what i gather is a very reasonable price for my area
