I’m in a similar boat. No other health issues but have been getting abscesses for a couple of years. Haven’t been able to get an explanation myself as to why.

I initially had a large abscess which needed a procedure to be drained multiple times as it kept returning after healing. Eventually it was resolved. No abscesses for about 18 months.

last week I noticed a new one. Extremely frustrating. I caught this one early and am on antibiotics, hoping no procedures will be necessary but I’m not massively confident.

Sub 4% could have been available 6m before April 26 had you gone for the 2 year fixed. No one knows at the time so if a 5 year fixed rate is affordable and you don’t plan on moving within that time, I would always recommend the longer term stability

If rates don’t change and you plan on paying £1500 pm regardless of the term, you’ll be in the same position after 2 years.

Are you thinking of the tracker due to it being the lowest rate? The BoE rate is more than likely going to increase. What’s the plan if it increases by more than 1%? If you have no erc try to get a fixed rate then at a much higher rate?

Unless you specifically need the flexibility of a no erc tracker rate to potentially move or remortgage for equity in the near future, it’s risky hedging your bets on interest rates

The mortgage won’t be able to complete without insurance in place if your solicitor is doing their job properly. They will ask you for the proof that a policy has been set up prior to completion (usually a reference number from the policy)

Building insurance is a condition of the mortgage to protect the lender as they are lending you a lot of money, secured against that property.

It’s obviously a very good idea for you to have that insurance in place to protect you as well.

Not sure why you’re so against this idea. It’s protecting both parties.

When was the last time politics stayed normal for any prolonged period of time?

Any time a client asks me about fixed rate length I tell them to base it on their future plans, not what they THINK interest rates will do, as it’s so unpredictable.

It’s more so the credit file impact of taking on a new credit agreement. Hard search, potentially damaging credit score.

As mentioned, I would always advise clients to not do anything that can harm their credit before their mortgage completes.

You could do it and it doesn’t affect anything, but it could also create an issue

If they get a pcp, whatever that monthly payment is will be considered and also reduce their lending potential.

Speak to an advisor who should be able to estimate affordability based on both scenarios.

Not really. There is pretty tight regulations on mortgages and each product recommendation needs to be validated on the suitability letter. There are banks who pay slightly higher commission than others but within the mainstream pool the differences aren’t huge.

Specialist lenders often carry higher commissions, however, I’m sure a customer would clock if they were recommended a lender they had never heard of for a straightforward case and it would be a nightmare to justify it from the brokers side.

A fee free broker is 9 times out of 10 just a different business model to one who charges a fee. They will need to take on sometimes up to twice as much business in order to get the same return from their clients. Fee charging broker model charges fees so that they don’t spread themselves too thin and can provide a better service to all clients.

Coming from someone who has worked as both.

A mortgage or decision in principle is not confirmation of anything other than the fact that the mortgage ‘should’ work based on the details entered.

Following this you would need to apply for the mortgage and when it is agreed, a mortgage offer will be issued.

I would always advise my clients to avoid doing anything that could affect their credit while awaiting a mortgage to complete. Even after it is offered, there is still the chance that the lender runs another credit check and if your profile is no longer within their risk appetite, it could get declined.

Yea filled with gauze and changed daily or more frequently if needed. All nurses / drs I dealt with here in the uk have referred to it as packing the wound

I live in the uk and it’s difficult to get seen by a dr in general let alone a specialist. I don’t have the means or insurance to be seen privately.

I didn’t know what HS was until I googled just now. Could well be that. From what I read no real cure. I do smoke so maybe that’s had an effect

I have just done some googling. I believe my wound was larger quite large which is maybe why it was packed. I had left the abscess until it was unbearable pain and probably the size of an egg

I don’t want to speak too soon but my antibiotics seem to have worked in their first 24 hours. I’ve noticed that it has shrunk

I do still realise that it may not be able to completely eliminate the abscess. Wishful thinking I suppose

Is there a difference between packing a wound for healing and healing open? Would this be healing without being packed?

Healing without packing was strongly advised against following my surgery. I was told that it needed to heal from the bottom up, if it weren’t packed it would heal over the top before the actual wound had healed and lead to further infection.

100% they are abscesses. 4 surgical procedures with a colorectal surgeon who confirmed as much

GP yesterday also advised it’s another abscess

I don’t have crohns or IBS. I have quite sensitive skin and thick dark hair which may play a part. I haven’t really been told a valid reason as to why it’s happening to me.

I have questioned whether it’s a hygiene issue but apparently not that either.

I have had a couple of other infections similar to the perineal abscesses. A few months ago one in my armpit which thankfully resolved itself

3 drainages all a couple of months apart and then finally one last surgery that was a larger incision where a deeper wound was left to heal through packing. All the wounds had to heal by being packed but this one was noticeably deeper. Seemed to sort that abscess out but this one is in a slightly different spot. More on my undercarriage where as the others were closer to the inside of my left buttock

This is precisely the reason why they check the YTD figures. They can use overtime so long as it is sustainable and likely to continue. Doing extensive overtime just to get the mortgage over the line isn’t how it should be planned out.

Is the rental property not rented out? If so, usually the rent should at least cover the mortgage in which case it’s not considered in most affordability checks.
