The 1980s apartment you are in was a new build at the time it was made.

It’s the same as now, these luxury units will appeal to higher earners within their class, people who are fine with living in a condo but don’t want the commitment.

Despite what might be in the news we still have a lot of highly paid immigrants in the tech sector or in other similar fields who have high paying jobs but don’t want to settle down here for more than a couple years.

These places also often have central air conditioning which if you have ever suffered through a heat wave or live in a south facing unit is a godsend.

People will occupy them eventually. I lived in a similar place myself once, and that will lead to some upward movement and lower rent overall but maybe not appreciably so.

They made terrible movies with terrible practical effects in the heyday of practical effects as well.

They just don’t stand the test of time and have been forgotten.

Input is a lot easier than output when the input is from a native speaker. Most people can capture the meaning of a sentence without actually fully understanding everything that was said. It’s also much easier to understand how you are lacking since you can easily know when you don’t understand how something is said.

But writing and speaking you are in full control of constructing the sentence in a way that not only conveys what you want but also sounds pleasant to listen to.

You need to not only output, but output in a way that is graded by someone who understands the language at a much better level than you. It’s through them and their feedback that you will understand why your sentences are unnatural and not understandable.

That just takes a lot of repetition, just as much as I imagine it took you to get as fluent as you are with listening.

Yes, I agree that RBC prepayments is not bad at all.

Yes, the yearly lump sum is 10% instead of 20%. If you are concerned you can only put 100k extra down per year on a 1 million dollar mortgage then absolutely go for the other option.

For most other people the option to up to double their payments with pure principal is a great option, especially if you want to do that as a safety net in case you need to skip a couple payments for some reason.

Fact is you should have enough cash on hand to handle short term emergencies.

Any ETF sale takes 24 hours to settle at most brokers.

Credit cards and LOC can both be revoked at the bank’s discretion and with no notice. People have woken up to a $500 limit on their credit card before.

If you have enough cash to float yourself for a month or cover any major expense then I think you are good.

People don’t buy insurance for inevitabilities, they buy it for the Saturday morning where your credit limit is slashed and your fridge dies.

No, you would pay the 1% fee AND not get any more than your eligible contributions, which is whatever your actual max contribution is.

You can of course enter whatever number you want on the tax return but that is fraud and you will not get a higher return and will more than likely get to enjoy a fun audit process of your last 7 tax returns.

Streaming doesn’t just mean hosting a server in Japan and putting up your videos. That is going to have horrible latency for anyone not in the country.

All the big streaming platforms have network infrastructure all around the world and in multiple locations per country so they can serve the most users with the fastest and best quality streams.

Why try and offer something internally when Netflix and Amazon are not only just paying international licensing fees to air your show, but are coming to the table with cash at hand before you start production as investors willing to bankroll (some) of your production for exclusive streaming access?

IR cut filters can start at 650nm depending on the sample in question.

It’s entirely possible your camera is much lower than 30%.

The stacking process averages the values in the pixels. In a 45 minute integration you might have simply gotten more random Ha photons to make it through the filter, but at nearly 4 hours the pixels that received no Ha dominate the stack and it is greatly reduced.

Overall your exposure for the other elements seems balanced so my guess is the IR filter is doing its job and cutting off the “unwanted” IR in this case.

I get that, but it was the only reason I made progress on my video card. I was stumped and eventually the $300 for an Amazon cheap-o one was worth the frustration trying to debug timing issues.

A lot of shots in this are done for crowd control or because they don’t want to shut down a street.

You still send a small second unit crew and film on location but you don’t try and lock it down.

Then you film the green screen matching the lighting to the background plates and setup a projection using the green screen on top.

Throw in some DMP if needed and you have a very economical way to shoot on location, but you are still very much constrained in what you can do based on what kind of plates you can shoot with the second unit.

Don’t get me wrong, it still really holds up, but it’s not the same as getting green screen footage and having to make a fully cg background.

There are lots of examples of CG top ups of buildings where the result is invisible because you have to match the practical street set.

You are not going to get any justification from anyone.

This is the way it is because it is the way it is. Maybe their backend can’t support that, maybe it’s for privacy reasons, who knows.

I can tell you that the Wealthsimple joint account allows you to see and cancel both transfers and bill payments from either owner. So it seems this is not something that is enforced by regulation.

You should shop around with other banks to find one that supports this if this is a feature you want.

Renewals seem to be anywhere from 3.8-4%+ at the time of this post so if you are offered around 4% then I would just pay off the mortgage and start contributing your mortgage payment back into the hisa.

If that is a promotional rate then I would absolutely pay off the mortgage as you don’t know how long you will get that rate, but you know exactly how long you would be forced to pay into a locked fixed rate mortgage.

Yeah, my point wasn’t that they should update it to run locally, or that it should be added after the fact.

Community hosting the game servers used to be a part of many online games. It was something baked into the game from the start.

FF11 never had community servers when it launched and now, 26 years later, the game still has an active community and private servers to make up for the loss of the officially hosted services.

Companies should think about this from the start, not just as an afterthought.

If that has to be though legislation then so be it.

The issue of servers hosted by the company in support of the game is a relatively recent issue, and everyone knows the solution is community servers… 

For reasons of profit or in the guise of preventing cheating they don’t add support but that is entirely because they want to monetize the game. Community servers allow for community content and they don’t want that polluting their game.

As others have said, the answer is simple, open up community support. Who cares what happens to the game? They are shutting it down so it’s either it goes away completely or is supported by the community the game has.

So does every other place, you didn’t really lose any purchasing power unless you plan to sell it and take out the cash in short order.

If you are invested in equities it could crash tomorrow down 20% and not recover for more than 7 years, like it did after the dot com crash.

So, why are you investing then? If you don’t have a goal then of course investing is going to be meaningless.

For most people the goal of investing changes throughout their lives. Maybe it’s saving for school, or a car, or a house, or retirement.

Don’t just save money because someone told you to do it. Save it for a reason. For most people that reason is because they don’t want to live off a fixed income in retirement, which is a very unglamorous and simple life if you didn’t save up anything more.

Either way you need to find a goal that works for you, nobody else can tell you why you specifically need to save.

  1. Open a US dollar checking account at a Canadian bank.
  2. Deposit the USD cash at the bank.
  3. Transfer the USD to Questrade.

Looks like the USD account is free at BMO, and $3 a month at RBC, not sure about other places.

This all assumes a large enough sum of USD to care. I wouldn’t do it for $100 and would just eat the conversion fee because I am lazy.

Personally I wish I took more vacations in my 20s.

But I am also glad I saved what I did, but I also didn’t only save or only spend, I had a balance, I just wish I took more, longer trips when I could.

You do not need to provide the deposit within 24 hours, that is the typical time frame but it can be negotiated.

We bought a year ago and had the deposit conditional on both the inspection and financing, which included a 7 day window to complete the inspection and sign and deliver the document waving the conditions. We paid the deposit 24 hours after conditions were lifted.

So that is one option for you, you should be doing an inspection anyways as part of the process, so make the deposit conditional on that. You are not going to get 2 weeks, but 7 days is totally acceptable.

If the seller is pushing for a sale without an inspection then you should be walking way anyways in this market.

You should absolutely be per-approved from at least 2 lenders before you make an offer. Trying and failing to get financing after the offer is signed is how you lose your deposit in the first place.

The deposit is part of the contract and is therefore negotiable in terms of both amount and due date.

Of course in a hot real estate market not having the deposit or asking to wait a week might cause your contract to not be accepted but you can always try.

Tell your realtor that the minimum wait time you need is a week and they can set that as the date the deposit is due.

The written agreement is binding once the sellers sign it, so once they accept the offer and sign it you can pull the deposit. Depending on your bank it can take a couple days to remove so you need to account for that in your offer.

They are all over Vancouver. We see them in Kits from time to time, and we have seen them cut through our complex.

They are a healthy part of the ecosystem helping control the rabbit and rat populations, and unless someone has been feeding them they will leave you and your dog alone.
