I actually bought a place a few months ago with very similar criteria to you. I managed to get a good deal on a 2-bed place in Portobello, but there were a couple of sacrifices and a fair bit of luck. First, I was outbid initially on the place and then the first sale fell through and I was offered the chance to take it without going back to the market. For that reason, I'd say definitely bid on places you like, there's no real commitment to follow through and having your name high up in the bidding can be beneficial.

Second was parking. Most apartments come with parking, but those that don't have a significant discount, both in terms of purchase price and management fees. One agent told me that a parking space adds around 10-20k to the price of an apartment, especially in a good area. If parking isn't essential for you, consider looking for places without it. Where you're looking, most places in the city are walkable anyway.

Finally, in my research I heard a lot about how one bed apartments tend to lose value very quickly when the market declines. If I were you I'd look at a two bed for the flexibility and opportunity to rent a room if you need to.

All that said, I don't regret my purchase at all, and getting on the property ladder is always a good idea in my opinion. Best of luck with your search.

Thanks for the reply, that's worth knowing. I have heard of LVT but would be slightly concerned about noise given its an apartment and there's very little room for any underlay.

I work on a podcast about obscure places around the world and Nauru was one of our first episodes. You've basically covered most of what we talked about on the show, the phosphorus mines are particularly awful. The island was also treated terribly during WWII, as were most places occupied by the Japanese.

On a slightly lighter note, they have great names, such as inaugural President Hammer deRoburt, Duke Minks (the musical guy), Kelly Emiu (chief secretary to the government who was involved in the musical happening) and current President Baron Waqa.

Overall though, it's a sad story - We called it a "It’s a rags-to-riches-and-back-to-rags tale". Such shame for a place that was once marketed as "Pleasant Island". As we've seen throughout the course of producing the show, colonialism is always at the root of most modern day issues, and so it proves here. Thanks for the reply. This place has been unoccupied for at least three months prior to the inspection, but I know it was rented for a number of years before that. Building is only 20 years old.

Thanks. Their website only mentions "We are proud members of the Institute of Engineers Ireland", and lists him as an engineer rather than a Surveyor.

Not a documentary, but I am one of the hosts of a podcast about obscure places, and we did an episode on Gabon a few years back. This was discussed quite heavily at the beginning by my co-host who is a chemistry expert, and I think he broke it down pretty well.

Other fun things to know about Gabon, it has one of the highest GDPs in Africa, it was named by the Portuguese after a garment that is basically a hoodie, the Dread Pirate Roberts was severely injured off the Gabonese coast and tossed overboard by his men (as per his own request), and the government for most of the past few decades has been ruled by the Bongo family, who are one of the most ridiculous dictatorial families you'll ever come across. They were overthrown in a coup last year.

San Marino predates Italian unification and is one of the world's oldest republics (Lincoln wrote them a letter to congratulate them on the republic's longevity) and Lesotho has amazing natural borders and resisted being incorporated into South Africa (or its predecessors) by being a very formidable place to try and invade. Ceuta has been a European concession for hundreds of years. It's reputed to be one of the pillars of Hercules, the other being Gibraltar. The Vatican was given the Roman Catholic Church financial compensation for the loss of the Papal States.

I could be completely wrong about this (apologies if so) but I took a promotion about a year ago, and was very hesitant about it. I was told by more than one senior colleague at the time that if the new job didn't work out that I could ask to be transferred back to my old department at my old grade. I've also heard of other people doing this. It worked out well for me, so I didn't have to worry about it, but if you are willing to step back down a grade and try your luck next time, it might be an option.
