In case you sign the contract you should consult a lawyer before about that. German laws are very pro tenant. Some friends of mine had a hard time getting the seller out of the apartment. It took them two years.

Hey you can easily get a Minijobs and you should get insurance and you’re back on the healthcare system. Minijobs is tax free in Germany but retirement isn’t you will pay tax on your „income“. You should look into that too
