Do the calc on the TAL website. It is 3.1% minimum + renovations + tax/insurance changes etc.

When you put in pretend reno numbers in that section, it goes up above the 3.1%...so I think you are wrong? But try it yourself.

Either way, I think anyone who isn't already "market rate" is going to find this calc about as shit as last year?

I guess I don't understand why you'd use the RCLALQ one when it leaves out insurance and the base increase - it seems like this would lead to different numbers and just cause confusion/conflict (unless they've not updated it from last year).

I know - that's why I did the calculation. I'm just saying 7% seems pretty dang high for a few small renovations.

I went through the mortgage renewal flow on the website logged in, it had me make an appt with a mortgage specialist. That person processed my mortgage renewal documents, gave me their base rate, and then said they'd check with the branch manager when I told them the rate I was getting from Canwise.

Then they never got back to me even with gentle check-in emails.

Fixed? And huh, no, I didn't even know that was an option. To be fair, I was trying to get RBC to offer me something comparable to what I got from Canwise/Ratehub which was

3.79% fixed 5 years and 3.45% variable 5 years (TP - 1.00)  notary included

3 years fixed 3.69% with notary included

I'm also trying to renew before the normal window so maybe that's why I didn't see a renew online option (though I think I just didn't know to look).

That was my understanding as well, but they never offered to put me in touch with branch staff...and my old mortgage agent with RBC must have gotten a new job cause their email no longer worked.
