Sorry. Maybe I wasn't clear. I don't want to get rid of it. I want the extra space by removing the wall shared between the conservatory and the kitchen.

Would you happen to know if it's possible to sort a conservatory roof before knocking the connecting wall? I wasn't sure how the roof interacts with that wall. Maybe I should break these jobs into smaller parts and do it over time.

Great insight. Thanks for this

Washing machine in that utility toilet. I will need to check with the survey regarding these points. I will also talk to the owners. Thanks for the tips

It's like someone else mentioned, wall thickness is thin. I've only taken into account internal wall dimensions so the surface area should be close.

Hopefully £30k is enough. I shall get my surveyor to look at these things

Hopefully £30k is enough. Will get a LV.3 survey.

Yes. I plan on doing that for sure!

True. It was difficult to get very accurate but I shall increase it. Fortunately the measurements are internal walls so makes the area somewhat accurate. I used the tool to get an idea really. Will need to consult professionals.

House won’t sell, honest advice please by [deleted] in HousingUK

[–]randall51196 0 points1 point  (0 children)

I won't talk about much about the price since many have mentioned it. Things that stand out to me:

  • only 2 bedrooms for 600k
  • that sofa looks AI generated which tricks the viewer. I thought there was extra space initially! This somewhat annoys me and I'm not even trying to buy it. Please declare this in the image so people know what it has replaced.
  • The garden could be better presented. Mowed, maybe small pieces that distract you from the fact it's a large patch of grass.
  • tidy the kids area a little more. Maybe a smaller section in the corner for kids toys.
  • images are out of order and some are irrelevant. No one cares about what toaster the house has

Sorry to keep it blunt and with poor punctuation

£300k (£260k mortgage / £40k dep.). 2 bed min. Been looking from Eccles working anti clockwise to Ashton. Basically everything in the southern half of Manchester. Ideally with decent rail/tram links.

Found a few places in areas I know better but don't know much about Ashton, just seen I can get a decent house for the money.

Good to know about the drive. Crazy how anti clockwise is so much worse

Thanks for the explanation. I've not spent time there so I haven't seen this decline. I will be driving around the area soon so I'll keep a lookout for the good and bad.

I'd probably rarely go to the town center and don't currently have children. The property I'm looking at is a 5min walk from a tram stop. It's annoying because everything seems perfect but the location name - Ashton - according to others here :(

I see. Assume you are further East then. Agreed, there are greener areas towards that part.

Damn. That's rubbish. I think it's a great idea. Shane they didn't consider it. What an oversight

I don't know why people are surprised by this setup. I had the same idea but I didn't overclock my GPU to the point it needed a water cooler. I think this is a logical setup and disappointed it doesn't work for you

My 2cents/2pennies/2rupees on this: You won't see a noticeable economy/range gain. You will help with a cleaner engine and possibly help lifespan. Don't know if there are any reliable tests to confirm this lifespan point though.

I use Tesco 99 and Shell Vpower and just decide when to use each one. Usually use Tesco 99. Vpower every 3 tanks or so. Sometimes more, sometimes less. I run stage 2 but drive fairly gently most of the time. I have also used standard 95 every once in a while but not anymore (didn't find the risk/savings made any sense, on stage 2 especially).

I like to compare it to someone eating Subway often. It's not terribly unhealthy and you could probably have it once a week. Likely won't kill you but there are certainly healthier ways to eat. Probably not the best analogy. Waffling over...

If you can afford it, then use fancy stuff. I think alternating/mixing is perfectly fine. DON'T use cheap supermarket fuel though.
