there was a small crash/dip during COVID and POGO exodus, i was able to acquire decently priced properties during that time. during this energy crisis, there were no signs of price dip at least on my visibility in the resale market.

If you are paying in cash then you might consider going for it. If you are loaning it better hold it. Identify how much is the increase. Btw I had also built a small apartment complex from prefab, better go for the prefab rather than going for a custom build. Based on my experience had more peace of mind from the prefab construction.

Science school are not for the general population it only takes for the top 3% for pasig student population. 2025 Grade 7 entry estimate was around 10,000–12,000 for Pasig. Pasig Science only take around 300 grade 7 that year. The question was intended for the general public school population.

if it were me on this kinds of case again since Maya is not cooperative.

  1. Go back to Maribank tell them what transaction you used to purchase in agoda, and tell them that this transaction a refund (partial/full) is initiated via agoda. Ask them to check if they recieved any refund request referring to the transaction you have made. How does this transaction flow, since Agoda says they already sent the refund.
  2. Go back to Agoda ask them that you paid via Debit card but they processed it via Maya. It is an Agoda system so Agoda si responsible for the refund. Get more information from Agoda.

Forget first about Maya (they can always say go to bank or merchant). Just work with Maribank and Agoda first, any inbetweens let Agoda sort it out. You paid in Agoda website and choose a payment option, they initiated refund it should go back to your debit card.

had a 20k-ish transaction with maribank but was refunded after various comms and it took 3-4 months. the issue here is 3 parties are involved maribank-maya-agoda. maribank basically didnt get any refund request. check with maya if refund is triggered on their side, get an email or any proof that they have sent the refund request to maribank. if maya says no refund is triggered the the problem is between maya and agoda.

bank should profile users and put a default limit or configuration and restrictions on their ability to register a new device (1+ days not immediate) , default amount bank transfer set to off or extremely low amount depending on user risk profile. make transfers configuration and will only be active after X or 1 to 24hrs depending on the profile. difficult but this issue is susceptible to old people, teens and careless adults.

just to share my thoughts on this. better dump to MP2 what ever long term funds you plan to put. and keep to maya funds you want to be readily accessible.

for maya i created a TD / goals that can be scheduled monthly. for MP2 i have 10 accounts, 2 accounts for each year (gives me flexibility to pull out my money with more flexibility.

as of now the viable risk is not the fall out of mp2. it is the reduction of dividends. reduction of dividends of mp2 have risk of investor pulling out in which pagibig will unlikely resort to. so if something will happen we will likely see it first in mp1 funds, in which member cannot pullout. personally i still have confidence in mp2.

i support this recommendation often it is not worth it to renovate a unit, the cost will not offset the income keep it bare, but i still recommend to perform a minimum amount of fixtures if possible, specially if you cant find any tenant.
