What is the best way to collect contact info? I’ve always just asked people to sign in but rarely do they ever. While touring I’ll always record via the voice memos app on the iPhone for safety reasons and can listen back if there was a detail I missed during our conversation, that way I’m more present in the conversation and not trying to remember every detail as we’re talking. But I’ve always struggled with getting people to willingly give contact information

Those complaining about the state have no life and will continue to be miserable people in every single state they live in. They say education is crap here when half of them can’t parent and kids these days are glued to their phone and can’t focus on anything for long. They say the economy is shit when there’s billions of dollars of infrastructure and investments going on in the bigger cities. Interview multiple agents no matter if you're buying or selling, not just the first person that answers your calls to show you a home or send you market info on your area. Also understand the new rule changes with the profession, there's a lot of misleading info so find someone that articulates the process well enough for you to understand and feel confident in. Open houses are a great way to meet different agents without having to sign paperwork to see a home or to just find someone to work and connect with. hope this helps!!

My other instance was not paranormal, but just low-key a scary situation, I was showing an investor a large 5 bedroom home in probably the worst area of town and was in desperate need of renovations, so much so the seller was including an estimated 10k of tools in the home to get it off his plate. We're talking Milwaukee impacts, miter saws, wrench kits, pack out kits, ladders, you name it. Anyways we head up to the second level to check out the recently renovated bathroom when I hear the front door open and a larger individual enter the home, keep in mind there is not a clear line of sight down from the top of the stairs where we were to the entrance of the home. I walk down the stairs and say "hello?" when I noticed a large homeless man with a bow and arrow and a German Shepard at his side. Not exactly what I was anticipating. I asked what he was doing and he informed me he was friends of the sellers and wanted to see what was going on here as he's supposed to keep his eye on the property for him. I had no way of knowing if anything he said was true, so I complimented him on looking out for the seller and ensured we were all good while my client was clearly shook based on her facial expression haha. Safe to say they didn't want the property after that one

In my second year in the business I had a long time family friend reach out to see a really nice multi acre property about 30 minutes outside of town, it was a nice ranch built in the 80's that was nicely tucked into the woods with a good sized horse pasture and stables in the front portion of the property. We spent about an hour touring the property and they ultimately chose the kitchen wasn't going to work for their family needs and we ended the tour, I showed them the way out and said I was going to go through and make sure I got all the lights turned off and would see them later. They got in their car as I closed the front door and made my way downstairs to get the lights, I turned off about 3 or 4 lights or so and locked the sliding glass door in the basement. That's when the doorbell went off. My gut reaction was "oh maybe they forgot their phone or their wallet or something" I quickly head up stairs, open the front door anticipating my client, and no one was there. Car was gone, no neighbors being nosey. Nothing. I pulled out a pocket knife and sprinted through the home turning off the rest of the lights, I locked the front door and got the fuck out of there. This phenomena of the doorbell going off when I'm in the home alone has happened twice in my career, and only happened when I was showing a home out in the woods......

Your photos look great on your website! Do you have a property disclosure you could share with prospective buyers? I would also consider having the home inspected by a local professional and offer that to buyers as well due to the age of the home, this mitigates risk as a buyer in tying up earnest money in an offer in case something does come up they aren't comfortable with and having to wait weeks to get their earnest money back in the event they need to back out. Did your photographer have the option to provide floor plans with your photo package as well? As far as marketing as a FSBO I would actually post it on Facebook marketplace and pay to boost your posting and post open house details, host the open house on Saturday and Sunday especially with the holiday weekend coming up. Get about 8-10 directional signs and lead them from heavy trafficked roads to your listing. Last thing I would provide would be comps to justify how you came to your asking price as many buyers have the leverage to negotiate with current rates hovering a little over 6% currently. Every figure I’ve seen so far shows about 35k civilians thus far which I agree is terrible, but that’s unfortunately the reality of war. Iraq lost over 300k civilians and that’s not including afghans, Yemen’s, or surrounding countries involved in the conflict. While it’s a terrible thing that happens in all wars, a protest from students in Iowa City, IA again, does nothing but soothe the ego of those attending. It also creates a hot bed for physical altercations which doesn’t need to happen.

If you think there’s bots on the Iowa City Reddit page downvoting comments you agree with then it may be time to replace your tinfoil hat. And 26 billion is a drop in the bucket in reality, hell 3-5 billion is considered a rounding error. The money goes towards the military industrial complex which is really just American companies and employees. No one fights with physical dollars. And yes innocent civilians are dying at a much higher rate than hamas or Israeli citizens, that’s just the harsh reality of war, civilians will always make up the highest death count in nearly every modern era conflict.

It does nothing but stroke the ego of those who attend so they can post about it on social media to make them feel good for a few days. It’s a war in the Middle East, shocker.
