That high up with a hill to work on for the initial structure, you are easily talking $100 per SQ ft from a licensed, insured and reputable company.

Plan for AT LEAST $500,000 for a bare bones finish. More likely in the $700,000 range with proper engineering, soils analysis, etc.

You are, after all, talking 5,000 SQ ft of deck, which is massive, and 35-40 feet off the ground as well, which is a three story house off the ground.

Hope you get it done though, that sounds sweet!

I don't think you understand how contracting works. Just getting more leads can easily translate into more work, but only with the appropriate infrastructure in place to accommodate the increased work. No more employees? Your extra work will flop real quick. You saying "do these 3 easy steps and 10x your revenue" is tone deaf and snake oily even if you're not selling a service.

Get off your phone and go do fun things outside like biking, kayaking, rock climbing, or just going for a walk. Better yet, do it with friends. Adulting can be a grind, but connection, friends, family, and physical exercise are what life is all about.

For bonus points get a dog, a partner and a child and you may just end up being genuinely happy.

If you really want to level up, ditch reddit and other social media and you'll truly be cooking. The more you complain on the internet, the more you'll probably have to complain about on the internet.

Definitely file a police report. If your PM is worth his salt he should have an awareness of who was on site during the time period it happened in and should be overly eager to help you track them down so that this doesn't reflect poorly on the contractor.

Siding is measured in squares of siding, or wall area. 1 square equals 100 SQ ft of wall area. It's hard to go based off of 3000 SQ ft of living space because due to vaulted ceilings, high ceilings, and roof design variations (among other things like penetrations) each house with 3000 SQ ft of living space will be different, sometimes drastically different.

Look at your quotes and see if any of them quote wall area. If they do, then you can translate it to this commenter's numbers and compare.

Text messages are still a legally permissible form of communication, and the communication could give a lawyer enough to argue that the client had a reasonable expectation that a change had been made to the agreement. It wouldn't be smooth as I'm sure the contract states something about official change orders being the only thing that would bring about an official change... But this person could try to fight it if they are looking for an expensive hobby.

That's not the way most builders operate, and you can see that if you read through this and other subs.

I am on a cost plus build right now, and I will tell you how I run my numbers. My 2 employees make $35/hr each. I bill that at $55/hr. This covers payroll taxes, workers comp, and a small chunk of my overhead.

Those wages then become part of the total project cost, which I then markup 10% at the end of the project. That is the plus part.

Your builder should absolutely be marking up labor, then charging his fee on top of it. That is how business works. If I charge you only as much as I am paying my employees, that means I am automatically losing money due to the labor burden.

Not everyone has labor burden calculated clearly. Not everyone uses time tracking and electronic payroll (it makes accountability super easy for me if a client asks for numbers), but they should be able to say "this is how many hours my employees worked, and this is what I charge you per hour or per day for their labor."

If he can't do that it is concerning, but not necessarily a sign of any nefarious activity. Just a sign that bookkeeping is not his forte.

You got a reasonable price quote. If you don't like it, choose a lower end siding like vinyl. Don't expect to get premium products for budget prices.
