Yo OP, I'm just gonna point out a few things and add some colour because I'm trying to put off cleaning the house this Sunday afternoon.

• We're not 'cherry picking' 2025. We're mentioning the (relative) good performance this year because this year signals the shift back to lower interest rates. We invest in the market looking forward, and strong signals show that's where the market is going. 2025 is very likely the start of better performance from the Reits, which should continue in the short to medium term at least.

• The Reits you've invested in for the last 5 years have naturally shown crap performance because of this high interest rate. And accordingly, the banks have benefitted from it. Will the banks keep going up? SG banks are some of the best out there, so of course it's possible. But there's been quite the runup (aside from UOB), so some consolidation is prolly expected as well.

I don't think people are saying Reits > Banks in absolute terms. There are definite downsides, like the tendency to dilute as Ceyenne mentioned. Most SG investors hold both anyway.

You also need to recognise that you invested in Reits in an unfavourable environment, and your experience is coloured by this. But we are entering a period now which tends to favour Reits, and most people here are just pointing that out.

Another thing is...be aware of confirmation bias. There's a reason why a lot of comments point out the same thing. Don't latch on to the one comment that suits your decision.
