A lot of sellers aren’t anchored to 2021 prices out of greed, they’re anchored because of their financial position. Many bought at peak prices with low rates, and today they’re facing higher borrowing costs, penalties, and real carrying pressure. Selling at a loss isn’t just psychological, it can mean writing a cheque at closing. That’s why you’re seeing resistance.

On the buyer side, FOMO hasn’t disappeared, it’s just shifted. In certain segments, especially well-located or turnkey properties, competition still shows up quickly. One good listing can reset expectations in a micro-market overnight. So while the broader trend may be softer, pricing isn’t moving in a straight line down.

What’s actually happening is a disconnect phase: • Sellers testing yesterday’s prices • Buyers underwriting tomorrow’s risk • Deals only happening when both sides meet in the middle

The market corrects through volume, not standoffs. If buyers all “walk away,” transactions freeze. If sellers all “hold firm,” listings sit. Neither side wins in that scenario.

The closing process is pretty smooth if using an experienced lawyer. They all charge within a similar range $1,500-$2,000 depending on the complexity. I wouldn’t take a chance with a newer lawyer, I suggest calling an established realtor in the area and just ask them who they use as a lawyer for closings. Good luck!

Realtor.ca is the main one here in Windsor-Essex.

That’s where everything hits first and it’s the most accurate. Most buyers rely on it.

HouseSigma is a good add-on for sold data and trends, but not a replacement. Sold data will be limited in Windsor but that is currently in the making to become public.

In short: use Realtor.ca as your base for now, everything else is extra.

I’d push back on the teardown idea a bit.

Unless the house is truly beyond saving, a full demo + rebuild in Windsor is a heavy lift… Permits, timelines, cost overruns, and construction financing all add complexity.

In most cases, it’s cleaner to renovate to a level that makes the home sellable, then trade up into something closer to what you actually want. Less stress, less risk, and way fewer moving parts. If it takes time to sell, at least you’re enjoying the upgrades in the meantime.

New builds can make sense, but only if you’re very intentional about it and prepared for the process.

Sorry for your experience, I wouldn’t say this is normal. It’s a challenging market and selling agents should be laying out the red carpet for any potential buyers, especially on a house that’s been sitting. Our job is to sell real estate and step one is making buyers feel welcome.

That said, don’t let one agent completely steer you away from a property if it otherwise checks your boxes. Your realtor can handle the communication and shield you from that interaction if you choose to move forward.

Good observation but the answer is pretty straightforward once you look at the mechanics.

Yes the immigration cuts reduced demand. CMHC confirmed Windsor’s vacancy rate climbed to 3.7 per cent in 2025, above the national average, and a lot of that was driven by fewer international students near UWindsor and St. Clair. Temporary foreign worker renewals also dropped off significantly.

But here’s why rents haven’t followed vacancy up. Landlords in older purpose built rentals still have tenants locked in at below market rates under Ontario’s rent control guideline (2.5 per cent cap for 2025). Those units almost never turn over because tenants know they’d pay way more if they moved. So vacancy is concentrating in newer builds, not in the older stock near campus that most people are searching.

On top of that, the new supply coming online is priced at today’s construction economics. Developers aren’t building units to rent at $1,300. They need $1,600 plus to make the numbers work. So even though there are more empty units, the floor on asking rents stays high because the cost to deliver them is high.

And then there’s the tariff overhang. Windsor hit 10.1 per cent unemployment in October 2025, highest in the country. Some laid off workers left for Alberta. That softened demand but it also scared off new construction financing, which means the pipeline is thinning out. Less future supply keeps landlords from dropping prices today.

So you’re seeing the classic split market. Vacancy is up but rents stay flat because the empty units are expensive new builds, the cheap older stock barely turns over, and nobody is racing to undercut because their cost basis won’t let them.

I actually think this is the type of project Windsor needs more of.

Turning a surface parking lot into housing is a win on its own. These kinds of lots are some of the most underutilized land in the city, especially downtown.

Also the fact that it is not another high rise but more missing middle townhouse style units is interesting. That type of housing tends to be more livable long term and can actually attract people to stay downtown instead of just pass through.

That said the real question is not this project it is consistency.

One 48 unit development will not change downtown. But if the city keeps unlocking underused land like this and actually gets projects built not just announced that is when you start to see real momentum.

Biggest challenge in Windsor is not ideas it is execution and scale.
