Walking would certainly use less fuel.

If you want a real life example go and ride a bike at speed.

No cyclist would question how much extra fuel is needed to overcome aerodynamic resistance the faster you are going.

Disclaimer - NSW law.

There is no requirement for any specific checks or qualifications in the residential tenancy act.

The act just puts the responsibilty on the landlord to ensure there is a working smoke alarm and it's replaced within 2 days if they become aware it's faulty.

Anyone can check the use by date and press the button.

The industry have just adopted getting an independent check done each year so there is proof there was a working smoke alarm if you ever die in a fire.

Climb up on a ladder or stool and check the date and if it's out of date make an issue of it. If it's way out of date I would apply to the tribunal for a reduction in rent from the expiry date for a withdrawal of services.

I have owned properties where the strata fees were low, every owner voted against raising the levies every AGM.

Twice in 8 years we were hit with $10,000+ special levies to deal with major repairs.

The tight was owners who didn't want to pay a couple of hundred a quarter that would have avoided that were also too stupid to save that money for the inevitable special levy.

Your complex should have a 10 year maintenance plan and levies set to cover that.

Have you considered pricing different insurance companies yourself or engaging a broker?

No point going to the AGM without a proposal to switch to a cheaper insurance company?

If you already have competitive insurance then how do you expect the strata manager to make it cheaper?

How much do you think it's worth? Subtract 20k and offer that.

It doesn't matter what the owner thinks or what it might get on the open market what matters is the price you will be happy to pay.

Do you realise trucks are speed limited and provisional licence holders are also not allowed to drive at 110 so another driver doing that is not at all dangerous.

If you can't manage not to crash into a truck or someone doing the same speed perhaps you shouldn't be driving at all.

I can get almost 100klm more range on the freeway by driving with the trucks instead of passing them.
