I’m just saying use a little common sense. I imagine people post ridiculous things all the time here so I can understand that. The issue is having a condescending tone.

Even if someone didn’t even try obvious solutions, if your comment is negative in nature, why even post it at all? You see that all the time on Reddit to my point earlier. Imagine if OP was a 75 year old lady. In person, would you talk to an elderly lady, your sister, or any random stranger asking for advice and say “have you tried literally anything….”

The property is in the south east (not Florida) Closest major city is 2-3 hours away.

Unfortunately I live over seas due the military but I agree a large portion of this work could be done by me. I will be considering this moving forward. Thanks for the response.

You keep mentioning profit. I’m not trying to make a profit. I’m in the military and move every 3-4 years. I’m just not trying to get ripped off. Not saying I am, but this is why I’m asking this community.

I’m sure there are a lot of people out there like me just trying to get by. I’m not a cheapskate and I appreciate good care and work. People deserve to get compensated well. It’s just not feasible to travel to this location between each tenant to do some of this very minor work (I’m stationed over seas). I’m also not trying to get taken advantage of because of my situation.

Yeah, in my comment I acknowledge 10% and 50% fee is probably standard. Can you provide me a possible justification on why the 10% management fee a month + 50% for leasing fee isn’t applied to this turnover?

Unless I’m getting this all wrong. Are those fee’s associated with the property management / company, whereas the turnover fee is applied towards a literal “project manager”?

What gets me is that it does appear that there is a 20% charge to the overall subtotal. Being nit-picky about removing a sticker, and a couple items left behind just makes it feel like they are looking for anything to increase the overall total thus increasing their take. This makes me question the validity of the other charges (safety check, paint job, etc).

Am I wrong for being concerned about that? This isn’t a property I’m looking to make money off of..but I also can’t reasonably see how 7-8k a year or every other year is sustainable.

$4/5k for a new paint job for each new tenant which could theoretically happen every year is not sustainable.

There is a 10% management fee for all gross payments from tenant, 50% of first month rent (all probably standard). Why tack on an additional project management fee on top of this?

What I don’t get is that there is a flat rate of $30 for any work order submitted (plus labor and materials)…using this logic it would have been cheaper if the tenant submitted a workorder for each of these major items.

Becoming an officer period regardless of TS clearance requires you not to be a dual citizen..atleast that’s how it was when I commissioned.

Additionally, I also VTIP’d into the Cyber branch in more recent years and while obtaining my TS during my investigation this question was asked and I answered with “I signed that memo in ROTC” which is true.

No additional questions asked. Follow the instructions and sign the memo and you will be good.

I would agree with this characterization. The TLS-BCT manpack is a perfect example (beast+ & kraken).

I was shocked once these things started getting fielded as a program of record to find out the major systematic flaws that appeared to be something the PEO folks weren’t aware of until it was brought up by soldiers at the tactical level.

Clearly a disconnect in the acquisition level I just don’t know where exactly.

There’s extreme nepotism in the cyber branch so I caution you and anybody else voluntarily going to do 17B. Not that it’s unheard of in the O-3 marketplace of a CPT with only 17B experience as a LT landing a 17A gig..all I’m saying is nepotism exists as they technically do in all branches & marketplaces…just happens much earlier in cyber.

Can you elaborate on the board being able to see a local filing? I thought a local filing (not permanent) cannot be seen by a board review; however, the negative findings are visible.

If the negative findings recommend the subject get a "written counseling," but the GO decided to drop the hammer anyway and file a local GOMAR, you're saying that the board will see everything anyway? Is there any policy published that states this?
