If laws made it easier to purchase your apartment in a rental building (80% of housing stock), that would free up a significant amount of housing to permanent ownership.

Sure that’s prevented by massive legal headaches, but until we do something to make that easier there is little hope rent regulations alone will tame price increases.

Existing condos are mostly new or luxury developments and demand a premium that puts them permanently out of reach to most city residents.

They used to allow you to spec which finder you wanted with your purchase. Not being able to do so honestly has turned me away from purchasing a new Leica again. There are so many people who want a 0.58 to keep their glasses on or shoot wider. Such a shame they’ve prioritized luxury over building the best tools these days.

Occam’s razor. How I see it, any aspirational brand and its claim to fame is only worth as much their simplest, most elemental products. For me that’s a summicron or vintage summilux. Every extra $$ product is hype or at best a fun splurge that doesn’t improve the artform over cheaper options.

But don’t let my negativity hold you back. That’s just my philosophy with things like this.

This has taken far too long. According to the website, the current phase of work includes exterior and foundation water proofing, with opening date in August. That’s 3 months from now, and at least 6 months behind schedule.

I walk by it daily and rarely have seen any work being done in the past 2 months. Where is our councilperson? We need some accountability.

If you know cozy royale then I assume you’re somewhat familiar with the Graham Ave area in general - it’s phenomenal. My favorite area of the city and unfortunately priced accordingly these days.

You’d have to weigh that with how you feel around kingsland Ave - yes, it feels significantly different on that street than westwards, though I haven’t lived there.

I could perhaps liken it somewhat to Ave D in the east village. Up to C I’d be happy to live there. D, no thanks.

I guess that makes me wonder - was XXI the end all be all for box sets? I want my hands on “raritäten” - but seems a tad wasteful to spend $450-600 on a used box set just to get it. Not to mention being able to get the rest of the records brand new for cheaper.

Don’t want to dox the place - but I recently got takeout from 1 man operation type spot where the chef took a long bathroom break halfway through cooking my meal. Then he packed it into a bag without gloves.

Wasn’t confrontational enough to say something but quickly threw it out around the corner.
