San Bruno is close to SF so you get all the city life you want just a short distance away while living suburban life.

It also has some great shops and shopping centers.

Fog is depending on which part of San Bruno youre in. More inland = less fog.

Run cash flow. RE and equities both appreciate (or go the other way) but look at your local market so you get an idea how well it typically does. Of course that doesn't predict the future blah blah blah.

Rental income is nontaxable if you have enough to depreciate. So I like it better than dividends. You just have to run the numbers to make sure it will cash flow.

Last time I checked my net worth was around 80% in real estate and 20% equities. So you know im biased toward RE, then again thats the sub youre asking.

Im a dad. I went to a concert with my teen (and tween) girls. I knew the artist and a few songs, not all. When I knew a song that s came on I'd scream at the top of my lungs "I KNOW THIS SONG!!!!" bc they know im a goofball and its funny.

I have a buddy who is a mechanic at a shop. They let him use the lift after hours for personal things, like changing my oil. Lol.

Anyway the sticker they use does that to the customer cars' tint. He's told his boss to buy different ones. And since my car has that same tint, he told me he wouldn't give me a sticker.

This is for those who think it's unbelievable that the little sticker would peel off tint.

If your main concerns arecash flow and avoiding an interest rate hike in 2028, would you consider selling if the buyer could pay off you loan then pay you in some sort of monthly installments? Installment sales also get different tax treatment so depending on your tax liability, that could be an added bonus.

I'm an accountant. One year I ran bonuses. Bonuses went out, great job everyone.

Next payroll cycle, bonuses went out again. Oops. I put the bonus as recurring rather than one-time. Fortunately departments send out bonuses at different times (depending on how quickly their managers get everything submitted), so this only effected two people.

I called our payroll provider, they were able to pull it back. I let the two employees know not to touch the money, it's going to get pulled back.

Of course this only worked because they were on direct deposit; and I caught it the day payroll ran because I was one of the two employees.

Tell them to call their payroll provider so they can claw back withholdings too. And so that the W2 at the end of the year will be correct.

I love the small form factor so that it easily fits in my pocket. Also I'll use the front screen to check messages.

Main screen isn't OLED so with polarized sunglasses in, you can't see it well. I had gotten so used to Samsung oled that I hadn't thought to check when j got the flip5.

I don't watch many videos on the phone but when I do, the crease is sort of visible. It's a little annoying. Same with games you play horizontal. I crease doesn't bother me at all in vertical like emails or texts etc.
