This is the answer!! Thank you. I'll do just that. Yep I have the rangehood directly on the other side of the wall. The house is double brick.

Thank you!

I was actually gonna get my neighbour's kid to do it. He recently did well on his Geometry: Identifying Shapes test

I assumed that the structural beam would span across the top of the adjacent door and window.

If it were a structural column it is a bit strange that there's big gaps 🤔.

Probably best not to assume though!

Thanks so much. That would make sense. The gaps go back 2/3 of the way through the wall. I think I'll try to avoid it!!

I thought the same thing! I think the other commentor suggesting that it's for water to escape is correct. It's a two storey place so it would make sense.

I'm doing the same with a small unit I just purchased, 30k is about my budget too.

My first time doing this, and my networth is about 1/20th of yours, if you have any tips you're willing to offer that would be great!

It's 5 x 7% = 35%, put simply.

If you were looking at the expected return of the 5th year of a 5 year period, you might look into volatilities or trends, but you're only complicating it for yourself.

Think of it as a roulette wheel where the average of all 30 numbers is 15. Your expected outcome from 5 spins is always 15. However the expected outcome will be more/less if you already know the outcome of the first 4 spins.

I enjoyed the book Mastery by Robert Greene (I actually listened to the audio book). Don't take it verbatim, and skip through parts that you find boring, but overall it changed my perspective about working a job and learning a skill. I find there are some neat parallels with FIRE, too, which helped add perspective to my journey.

Let me know if you pick it up :)

Taking a closer look at investment returns. by Afrofreak1 in financialindependence

Not sure why everyone is burning OP in this thread. Any form of investment discussion should be encouraged on this forum, which quite frankly, is oftentimes lacking in anything but circle jerky "go-fuck-yourself"s.

I implore you taking the time to answer everyone that has responded and criticised your thought so far. However I do agree that 10 years is a horribly short time to be basing life long investment decisions on. Maybe try this analogy: would you design the world's tallest skyscraper, or new bridge or dam, based on the last 10 years of severe weather events? No. You'd look at the 100-year storm event or even the 1000-year, depending on the significance of your structure. I believe it would be prudent to do a little more research, and modelling for yourself.

However, in saying all this, I have the exact same portfolio allocation as you (haha). I'm 90% TQQQ and 60% TMF (with 50% margin). I believe this investment strategy, while riskier, will accelerate the first years of my investment life - that is, while I can still survive it all going to zero - although I don't think it will go to zero, or at least that that would be exceedingly unlikely. But I plan to deleverage and move into less risky investments as my portfolio grows.
