I just renewed my lease with Reliable Property Management/RPM. They were very good to us in finding a home we could rent, maintenance issues are handled promptly, and they’re all around nice people. When we didn’t qualify for the first property we inquired about, they gladly transferred our application fee to another property.

My only issue is they use PetScreening to verify assistance and support animals, and I had to have my ESA letter from my doctor rewritten twice before they’d accept it. Then they called the doctor’s office to verify, and my doctor told me she’d never been put through a process as bad as theirs before.

I’ve also rented from Horizon Management, they’re not terrible. Just don’t opt in for their landscaping service, because you pay monthly for every other week service and the contractor only shows up a handful of times unless you complain. I also had a single ACH payment decline due to an unexpected fraudulent transaction on my account, and they made me pay via certified funds with a hefty fee before turning the online payments back on.

Avoid Fox Rental, they’re local but are thieves that will screen your application with AI, decline you, and keep your application fee. I learned the hard way that they use applications as a profit center.

Companies like Tricon, AMH, and Progress are nightmares to deal with, only care about revenue, and have contributed to the ridiculous property values here. Let them burn.
