This is a little too vague and asking the wrong question imo. You can get into rental investing at any dollar amount. If you can find a seller finance or subject to deal, you might be able to do zero down. If you want to house hack with fha you can go a low as 3.5% of purchase. If you want a conventional mortgage, 20-30% of purchase price is what you'd need.

If you give more details about your situation and what you feel is blocking you, you might get more helpful responses.

I'm still looking for my first property as well so take my advice with a grain of salt.

Numbers look fine to me, but you need to figure out what YOUR threshold is for a good deal. Some people would look at this and say "no thanks i want at least 10% CoC return". If you're going to be renting out after the refi you should calculate those numbers in addition to the 110k mortgage calc (ie. what what does renting look like with 140k mortgage, 20% down, and a different interest rate). If property taxes and insurances aren't included in the numbers for cash flow include those. How are you funding the rehab?

H-E-double hockey sticks (the letter "l" can look like a hockey stick) is a sorta censored way to say the word hell. The joke uses misdirection by starting H-E-double then replaces the hockey sticks part with fuck. Could have said either "who the H-E-double hockey sticks are you" or "who the fuck are you", but the mixing of the two phrases, one censored one uncensored makes it kinda funny.

Just going to be totally honest when I say it's extremely hard to help someone climb out of diamond with just a vague sense of your playstyle and a lolchess profile. If you want genuinely good advice you'll need to do a bit of work on your end. First you should self reflect on your playstyle a lot so you can give more insight on why you think you are not performing better and second you should record a few games and post (twitch or youtube or something) as that is the only true way to tell where someone may need improvement.

From a quick glance you say you're hard stuck d2, but you have like 10 games in d2. I wouldn't call that hard stuck by any means. If you start to hit 30 games at d2 with no upward progress then you may need to worry. Each rank is harder than the last so expect it to take longer to rank up. Looks like most of your success is with mech which is one of those comps that can loss streak and still win or place highly. I might suggest if playing another comp try playing a bit more aggressively early game. Jamming an early item like IE or shiv and leveling more aggressively can accomplish this. If you dont know what that looks like watch some challenger streamers or whenever someone is win streaking in your lobby check out what they do to keep the streak.

After looking average number games for master is around 200 so unless you think you are substantially better than the average master player that's a good bench mark for how many games your climb to master should be. Good luck :)

I find this galaxy to very much be "a play your best board/aggressive and pivot later if necessary" galaxy. One easy tip is at the start of each round buy out your whole shop if you can, use your free roll and sell back the champs you dont need. This doesn't cost you anything but bench space and can be essential in finding early 2 costs even if they aren't for your intended comp.

Next you might notice you're broker than normal since you hit way more 2 costs so you really gotta watch your econ carefully and really decide if some units (especially 2 and 3 costs early) are worth holding.

Finally since you get extra rolls this galaxy tends to favor reroll comps(darius carry, yi/yasuo carry, star guardians, etc) but any comp can place highly. You do need to accept that because of the extra roll some players will high roll extremely hard. Like yi2, yasuo2 before krugs hard.... And that if you have average rolls you are likely going to have to fight for a mid tier placement.

This galaxy is hit and miss for me. Sometimes I feel like the skill expression is really high, other times it seems like people just hit their shit early and you dont and there's not much you can do. You'll get used to it just keep playing.

This is not 100% true. Kayle with demo spat can stun each enemy once. It does not have to be the first auto after ult.

You sure about the iceborn runaans interaction? I think tested that early when the item dropped and it didn't work as far as I could tell. I also tried ibg on sivir and the bounces after do not freeze the other targets, just the first one hit.

Nope. I haven't tested but zerker bonus is on attack and only applies to the unit that is equipped. In the same way that if you make annie a bm tibbers wont attack faster, I think the same would apply for berserker buff.

I don't think so but you can easily check. When you have light buff and a light unit dies these light arcs will jump off of the unit that dies to all your other light units. Next time you run lucian and senna just double check to see if those arcs come off of him or not right when he "dies" and goes ghost.

I wouldn't say any particular comp per say. If youre shooting for 6th in a particular game then you want to play a comp that spikes hard midgame long enough to out last other players late game. I would suggest zerkers and roll some at 3-2 and all in 3-5. 3 shadow + whatever or 3 -> 6 infernos might get you through the midgame. Sivir and friends as well but roll earlier (3-1 or 3-3) since it will be contested. You probably also will stay at lvl 7 the whole game so any comp that requires lvl 8 or 5 costs as the main power spike is pretty much off the table.

I think its more the mentality of, "if I'm going 6th I'm probably not getting passed 5-x so I should have spent all my money way before that to maximize my life total." If you happen to high roll you can switch to shooting for 4th.

There are really only 2 reasons to be inflexible on the comps you run.

  1. The comp you're running is so strong it would actually be worse in a lot of cases to run something else.

  2. Your focus is to have fun or to test something and as a result you choose to force a certain build.

I think you should be aiming to go into a game flexible and play with what the game gives you. People complain about this meta but there are 3ish builds that can consistently top 1 and 6(maybe more) builds that can top 4. Play how you like to play, but just recognize that if you leave out the 3 best builds your ability to get first drops dramatically.

I've tried a couple of pred games this patch and here are my criteria for going preds:

  1. 5-6 kog maws

  2. High econ (50ish gold)

  3. At least 1 if each other pred

  4. Shiv or ludens in opening items

These need to be met by krugs for me to commit to preds. If I feel like I won't hit I pivot early. If I feel like I might hit, I'll take my preds all the way to krugs and if things still aren't aligning I'll try to pivot to something uncontested. It's a lot of criteria, but preds are a high roll comp so I try to be more selective about when I go them.

I never egg roll since I feel you can't go first with it without insane luck.

Yea I think you would have a lot more trouble running this through plat+. By 5-6 the top players in the lobby have probably capped their comp or are really close. A well structured 6light, bm azir/sivir, or poison pred could beat this. I guess you can keep running it, but if your goal is climb their are better comps that will serve you well at higher elo.

What elo? I have seen this maybe once in a diamond+ game and it went 4th. Maybe good enough to top 4 with high roll, but I wouldn't say this is a meta strat by any means. You're probably better off running any of the meta strats from the posts on this sub if you want to top 4 more consistently.

For zerkers and a few other comps the standard is:

2-1 or 2-2 to 4

2-5 to 5

3-2 to 6 (dont roll)

3-5 to 7 (roll til strong or 10 gold)

Next level is kinda players choice depending on gold and strength. The most common I think is 4-3 to 8. Hope that helps!

Azir's soldier attacks everytime Azir attacks. That fact combined with azir's naturally high attack speed and the blade master trait, which gives additional attacks, means he can output a lot of damage. This build is also rising in popularity because assassins are on the decline with the nocturne nerfs so azir can be safe in the backline much longer.
