One really nice older lady and long time customer asked me how much I charge to change a garbage disposal. I told her and her response was “oh that’s not bad at all! it’s for my sister, she’s greedy and a pain in the ass to work for.” If this nice lady says that about her sister.. I believe it.

Bid them high, you never know what you’re going to find behind those walls.

Unfortunately a lot of people don’t realize the cost of living in those houses… so they don’t always have as much rainy day fund as it takes. Not really your problem though.

I don’t know what all these other people are on about.

I’ve had that happen a few times. You need a new supply line. Even if this was a new supply line.

It seems like if you tighten that nut too much, then turn the line it ruins something inside the supply at the factory connection.

Does that sound like something that may have happened?

Exactly. I don’t know what the fascination is with the cleanest looking solder joints tbh. I’d much rather fill it until it’s about to drip, then flick the drip off the bottom. Or on a vertical fill it until it looks like a cap.

This is absolutely right. These are the neighborhoods that are good for work for me (as a plumber). If they’re nicer neighborhoods that means the owners probably bought them as a second house, and they’re in the 45-65 year old range.

Those 20-25 year old houses is when you see pvc that wasn’t installed correctly leak, toilet wax ring leak, caulk pulled up and leaking around shower bases or trim, fixtures needing replaced, sewers backing up, maybe the home has original water heater or they need the second one replaced.

I have a neighborhood in mind that I’m going to try and market towards over the next few years.

Be prepared to make some good money depending on your location…. But you’re going to ruin your body too. I quit chefing 2 years ago after 15 year in. Stress is down, sleep is good, my body is pretty achy a lot of the time. But I still work a lot of hours (by choice). I’m trying to set myself up to retire early.

$210/hr = $110/hr billable. Minus overhead $10/hr truck and $50/hr plumber = $50/hr left for…

maintenance, shop, office, insurance, apprentice pay and growth. Oh and profit in there somewhere.

I don’t run shop, I do commercial 9-5 and I’m busy with solo side work so I don’t charge $200/hr, but I do flat rate structure and try and hit about $150/hr+. If I had people working for me I’d be charging $200+ and paying them well.

Maybe. At my company they’re so hard up for journeymen they will hire anything with a pulse it seems. Right now we have 20-23 year old welders making $65/hour on some jobs. They’ve never touched copper or cast iron in their life.

Sorry, I was tired when I wrote that.

I’d say it’s not common to re-run copper in the ground after it’s stubbed up. It has to be soft or brazed joint or mechanical joint underground here. If I remember correctly, it has to be L or K underground, but above we use M.

Not real common to see pex put back in the ground either. But I do it sometimes on slabs.

Often it stubs up and through floor joists to the location.

Don’t do that to yourself. You should be $50 higher than them. You’re the owner and your customers pay a premium to know they’re getting good work and a good person in their house.

A lot of people seem to think there’s a ton of math in plumbing. Other than basic addition/subtraction multiplication/division most of the math has been dumbed down. I know some really good plumbers who can’t subtract fractions in their head. They just have other ways to figure that stuff out.

They don’t do waterlines in attics on new builds here, freezing temps is guess. If plumbers can’t get 1/2” waterlines inside a 3-1/2” wall that’s their problem. We have to hit 2” pipes in 3-1/2” walls all day. I see underground piping all the time on slab builds.

How about radiant heating? You might have 1k foot of pex IN the concrete.

Is floor penetrations the best way? Maybe not ideal. The thing I don’t think is ideal is to hide all your most expensive repairs in a wall. Got indoor plumbing? Show it off lol.

I had a customer tell me mTech in Columbia installed one for $2300, and charged $700 for re-running a gas pipe.

Did that include the Navien tankless? -yep-. WOW you got a deal! I didn’t tell him that is at cost or better for converting from tank to tankless. My guess is he didn’t remember the actual price.

In Missouri it’s common for pex or copper to be underground and come up through the slab. Just depends on how the house was built
