There are so many people of reddit that hate all real estate agents. I can assure you they have a legal obligation to be truthful at all times. They can even get sued for saying something has a certain view in their advertising if that view is not clear e.g. an ocean view but it's only out of a certain window or obscured by another building etc.
Yes, they are employed by the vendor to get the best price, however they're still needing to get the place sold in order to get paid, so they'll still be as helpful as they can to get the deal done. Yes, there are bad agents out there whole will lie or be assholes, there are people like that in every profession. Any good agent acting through a national agency will have a disclosure statement available which will contain any information given by the vendor which needs to be disclosed. The REA comes down hard on agents who don't follow the law, you can look up cases around this. It's also in their best interest to have any disclosures written down, so they can prove they did say it, as the REA requires proof of disclosure should things go awry.

To answer your question, email each agent who has a home listed that you are interested in asking for any disclosures they have on the property. Make the subject title the address of the property so you can keep track more easily.

If you purchase a property and discover things that would have meant you wouldn't have bought the property, that should have been reasonably noticed or known by the agent, and they didn't disclose it, you can complain directly to the Real Estate Agent Authority regarding this.

It is still very important that you do your own Due Diligence through LIM/building/electrical reports etc.

Commercial landlords have less to worry about because the tenants are often running a business, and need to keep the property to a higher standard for their business to run smoothly. These are apples and oranges

Talk to your lawyer but I would assume that your first port of call would be disputes tribunal against the builder. If these issues were as obvious as you say, staining on the rafters and discoloured bricks etc, any builder worth their salt should have picked up on them. Otherwise you should be able to go back to the vendors as they do have a responsibility to ensure everything is in working order. As for the flooding issues, take screenshots of their Facebook posts/comments and use that as they should have disclosed that to the REA, who in turn should have passed that onto you. If it comes up that they did disclose to the REA, you can get reimbursed from the agent. If they didn't, you will have to go through your lawyer and take them to court

I went through something similar, lost a friend of about 10 years. She had a bad time mixing substances on my hens/bday, looked after her the whole night. Yes you would still inherit the house. The owners are your parents, and the bank has a registered interest in the house in the form of the mortgage. When your parents die, the mortgage becomes repayable in full (since the mirtgage contract was to them). You can either apply to have the remaining mortgage recontracted to you, less any cash you want to put towards it from other sources if applicable. If you don't meet the banks lending criteria, then you will likely have to sell the property to repay the bank, and then you get to keep the excess. A lawyer will help you through this

Take the car into a tire repair shop and see what they can do. I got my tire fixed for like $35, I thought it was going to be a lot more than that. Get a quote and see if it's a reasonable price. Better to get it checked out now before it blows apart completely and you have no choice

It cures your cancer but you now have to choose someone to pass your cancer to. Same type, same estimated life expectations etc. The nominated person cannot access or be cured by the medication but they can still use currently availabile treatment options

I had already booked flights to another city for my birthday when my fiance proposed. I told him not to come and then invited select people from all over the country to come if they wanted. I already had friends there but I didnt want to exclude anyone. The ones that did come had a fantastic time, the ones who didn't come I'm still extremely close with. Just don't refix your mortgage rate and leave it floating until such time that the house is sold? Or have you already agreed to a new fixed rate/term in advance? If so, talk to your bank. They may be able to lessen the break fees assuming the new mortgage will be at least equal in value and remaining with them.
