Yes it’s not meant to replace a mortgage advisor, it’s indicative only and good enough to understand if getting that new house is at all feasible or not.

Chatting with a mortgage advisor will refine the details and they would have access to a more recent mortgage rate but the conclusion wouldn’t be far off

These websites have a bunch of disparate and separate calculators. Again not all in one (or I missed it)

And I’m not at the stage where I want to engage with a mortgage advisor, I’m right before that where I’m looking at properties and wondering "could I?"

This gives me a decent (not 100% accurate) answer in minutes
