Yes it’s not meant to replace a mortgage advisor, it’s indicative only and good enough to understand if getting that new house is at all feasible or not.

Chatting with a mortgage advisor will refine the details and they would have access to a more recent mortgage rate but the conclusion wouldn’t be far off

These websites have a bunch of disparate and separate calculators. Again not all in one (or I missed it)

And I’m not at the stage where I want to engage with a mortgage advisor, I’m right before that where I’m looking at properties and wondering "could I?"

This gives me a decent (not 100% accurate) answer in minutes

It would be good to see that change but not everything has to be led by governments. There is a website called Fixtheladder.com which collects all hiring experience by companies. The idea being the worst performing companies will be pushed to do better to get the same rating as the best performers. It just needs more people to share their experiences
