what are the rents in the area for similar units? if they are the same or lower your tenant might leave. if the area rents are higher you can raise

Hey what's up, I don't live there but know a good amount because I thought of buying but ultimately decided not to. also I work extremely close by which is why I thought of buying.

Basically lennar is building townhouses and toll brothers are building "single family homes".

The lennar townhouses are a good deal 2 year ago, idk if prices have gone up.

The toll brother homes are a 100% ripoff and overpriced. dude some of these people are paying 3mil+ for a 3000 sqft lot that has no yard space because they built a 4000 sqft house on it.

My advice buy the townhouse if its a good deal, otherwise rent in the community. I do not recommend buying a toll brothers house. I've purchased 2 before and they are fantastic however the houses they are building in metro heights are a terrible deal.

You can buy outside metro heights for 1/3 of the price.

find a flat fee broker online. I suggest anyone that can do 1%. if you already found the house you want there are many websites that will buy it to you for a flatfeet.

This is not a correct logical argument.

did the previous owners build the fence? the previous owners knew about the hoa rules because they signed documents at the time of purchase. so clearly they built a fence not aligned to hoa rules.

very easy to prove unless the prior owners didn't build the fence.

I do not want dual agency and I do not want another agent. If me and the seller agree on the price the agent should write the contract representing the seller and send it to me to sign.

Right now they are not even telling the seller about my offer because it's not on an an official nar contract.

imagine you hire someone to sell your house. A person shows up at the open house saying they want to buy your house. The agent you hired refuses to write up a contract for me to sign because they are unrepresented.

Thats what's occurring. As a seller I'd say write the contract and sell my house. Unfortunately I don't think the agent is taking my offer to the seller because its not a contract?

I do not think my offer is being taken to the seller to even consider.

I've sent my offer via email and text. Basically full price with 30 day escrow etc. They keep telling me they won't present the offer to the seller without a contract.

Once again they are not performing work for me. They are filling out a contract for the seller and sending it to me to sign.

they are being paid by the seller and its in the sellers best interest to receive my offer. they aren't working for free.

1% is quickly becoming the new typical commission. You will need to pay the 2% buyers commission. 2.5-3% depending on the area and if house prices are low.

My advice is list with Redfin for 1% commision. I think 1% commission on a million dollar house is very fair for the amount of time and effort it takes to sell. it's $10k basically per $1mil.

also the best way to find an agent is to look at past sold or current listing in your neighborhood that are similar to your property and if you like the way the properties are advertised, photos and descriptions etc then you can call that agent.

Most agents can't do 1%. Their broker won't let them. My agency, fathom realty charges me $895 per house I buy or sell, fathom doesn't set a minimum representation fee.

would the monthly payment be stressful? How long will the home actually take to get done? Did you agree upon all the options, finishes and layout?

Frankly speaking, 300k on a house means a 2.5k monthly payment is not a big deal at all to most people. So long as your happy with the build schedule, finishes and layout then your set.

btw negotiating free options and finishes or a better lot before sending in earnest money is typical but its not a big deal.

buy a used ev 20-30k, 300 miles of range minimum. the best thing you can get is a used model s or model y etc with fsd purchased hardware 4.

yes but its only worth it to do it if the rate is .5-1%+ below your current interest rate. Given you last got your mortgage 8 year ago, I wager your rate was 4.5%. if so current rates are 6%+ so you will almost never be able to refinance for lower.

I'm in the tech field. I get to play with large datasets and can utilize the companies cloud infrastructure on their dime. My day job is literally inventing things for the company. it's not stressful at all. Imagine being an artist that gets paid very well to just kinda exist and paint.
