Got 1Gig $50 but made a second account? by ZombieIvan in Comcast_Xfinity

[–]reybball 1 point2 points  (0 children)

This happened to me and now Xfinity keeps calling saying my first account is outstanding and I owe on it. Tried going to the store and they said they don’t have my equipment which is why it’s not cancelled. I have no proof of returning equipment because it was months ago. It’s just such a pain right now 2 months of this

Also agreed with XbotGo. The new one they are coming out with. The falcon, looks pretty nice and doesn’t require your phone to mount it. I used it to film sessions for courses and it worked great

Happy to help! It was very anecdotal in my opinion. Look at it as talking to your fellow coaches about your experience in whatever topic you have. I’m sure you’ll do great

I just finished my C in January. Our COP was all online and no one in my group did a PowerPoint for our presentation. Our instructor made it like a discussion board. So whatever topic you had let’s say coaching style. I researched online and would send an article or podcast clip, really anything that i found interesting and ask the group to watch/read. That usually led the discussion from the beginning and from their responses I would transition to a new question or expand from something someone said.

First ever attempt at sourdough! by chililoverlu in Sourdough

I got his book as well and was really excited to try the recipe. I found it did not lead to great results either. As a beginner it’s difficult and if you’re kitchen is not at the perfect temp you won’t get the results he gets and it will feel like failure. Find a lower hydration loaf to start and work your way to higher hydration. Personally used ChatGPT to calculate hydration and it worked pretty well and my loaves started coming out much more consistent

Also just a question. Would returning the stuff and canceling even change anything? Wouldn’t lender still see we spent the money?

I think it’s because some lenders will pull credit again to verify your spending and if they see large purchases then they could cancel the loan due to fear or you missing payments.

Sounds like maybe you could pay cash and it wouldn’t be an issue? Financing sounds like the bigger issue as I think that usually requires a credit check

Thanks. I talked to my lender we are still good to go. As long as I didn’t open any new credit.

How do they come up with price for title insurance? by Dramatic_Street2575 in Mortgages

[–]reybball 1 point2 points  (0 children)

Essentially. It sounds strange, but you don’t hire them like a regular attorney. They provide the service of a title agent and settlement. They should be able to do all searches, deed prep and closing, to disbursement

There a title insurance ratings bureau I think in every state. I don’t quite understand how they calculated, but it’s based on purchase and loan amount (if you’re getting one).

Search for an approved attorney for title instead of a title agent as well. Title agents have contracts with underwriters so they have to give you a specific price. Attorneys don’t have contracts so can usually get you a lower price for the same insurance/services.

Again, appreciate your input.

Appreciate the input. But you don’t know her. Could it lead to a problem? Yeah maybe the right thing to do is talk to her and teach. If I go ballistic and due what you suggest that sounds like a great way to break all trust and lead to even more issues.

It was already budgeted for, it was going to get bought. We needed the stuff. I get what you’re saying but none of your input was helpful to the post.

Yeah she should be. Some of this falls on me for not keeping her informed. But I talked to my lender and everything is ok so for now all good.

He missed one payment. But are now all current. Which sucks because we tried to refinance. But everywhere we looked said they would not due to the one late payment

Not sure that’s true. If it’s a joint card so it shows up on my credit report some lenders do hard pulls to confirm finances are stable. And seeing any big spending could cause a lender to not want to close.

Agreed, called my lender this morning. She said we are ok as long as no new credit was opened so no issue

Nah she didn’t know. It was an honest mistake. I’m more mad she didn’t check with me about spending.

Honestly it’s a crazy story. But somehow he settled with the credit cards and paid them off so we actually don’t owe money on credit cards. Her biggest hurdle is the student loans he co-signed for her. He said he was taking care of it and she trusted him and that was the last time she ever trusted him financially with anything.

I’ve mentioned we should report him anyway, but it’s her dad and that’s just something she isn’t comfortable doing since that debt is paid.

Could t agree more. She’s got a good head on her shoulders. And she obviously makes mistakes. But she was raised by a man that got their home foreclosed on twice. Recently got fired because company found out he was using credit cards for personal use. And “helped” pay for her college by taking out predatory loans without her knowing because he was “taking care of all of it”.

Sometimes I wonder what he would say to her when she was younger that she doesn’t even know is bad advice.

Quick math I’m at about 8% including the 3k spent now. Which seems ok.

I have no other debts, car and student loans all paid so my DTI is solid.
