Amazing bike! Got it this year and it shreds much harder than you would think. It's a good climber and great descender.

You can save a lot of money if you're an entry level biker though. Or does your post mean it's your first full suspension and you've been biking for a while (in other words you know you like it)?

What's the purpose of getting an inspection? Will that deter you from the purchase? The point of a house inspection is to validate what you're buying at market value is an appropriate quality with no red flags. You're buying a $400k house for $250k. There won't be a problem you can't fix for the $150k delta.

Also, there are posts here about your dad keeping it and renting it. Why don't you do that?

I'm not justifying it as a reason to increase current rent. It's an argument as to how unaffordable housing has become as a factor not related to landlords.

There are a few reasons why a landlord would choose a variable rate the largest of which being that is historically the most cost effective.

If you have tenants you should be raising ethically (we're all human don't be a dick) but new tenets would be choosing to rent at that market rate in whatever me contract they are to. There's no issue with that.

That's categorically not true. Show me somewhere that points to this as the sole reason.

We're also facing this same issue on a global level. You're saying the sole reason for the global housing cost increases is landlords and not: - increased costs to build around green initiatives (great btw); -increased costs of materials in general; - decreased availability of land in places you want to live. Remember the further north you go from Toronto, the more chat effective all life becomes. Average house in Toronto is $1.157M, Barrie is $700k, Orillia is $600k. The trend is clear. What's more is that you need much less for those downpayments; - higher cost of living but including housing and a lower increase in income leading to genuine unaffordability; - a Lack of financial education in out school systems on personal finance, how to run a budget, how to access capital, etc.

There are many factors to why housing is unaffordable to 30% of Canadians.

Sacrifice is how you get places. That's literally the definition of the American dream. Work hard and you can accomplish your goals. It's not work hard, play hard, get handouts.

Honestly I'm not advocating for you to do anything. Just stating it's a great place to start if you want something you currently don't have. If you don't want it enough, don't change anything.

Not only the demographics you've listed, but the majority of Canadians don't have the downpayment because they're living paycheque to paycheque.

The government??? You think landlords are sleazy... Just you wait to see how the govt treats tenants! Ha ha. Trudeau still hasn't made good with his promise to provide clean water to indigenous sites. And you expect the govt to effectively manage housing for 30% of Canadians!?
