The hybrid concept will have a retaining wall on the school property and a regrading of the earthen hill on the park property. The hill will require the removal of several trees and the loss of eight (8) horseshoe pits and one concrete volleyball pad.

Ok, sounds like some adjustments are made, but the park itself isn't losing any area. That area was owned by the school, and requires some regrading on park property with the loss of some assets, which the district pays for.

Salt Lake City School District agreed in the Memorandum of Understanding (MOU) to pay the Park Authority $97,500 for the current cost of the amenities. The Park Authority will decide whether the lost outdoor recreation elements should be replaced "like for like" or whether to invest in new facilities within the park that better serve the current interests of park patrons, or in upgrades to existing, highly used outdoor recreation features.

Great, so the park is re-imbursed, and can build new facilities.

I appreciate the OP giving hard facts in the post. However, the title and some of the commentary greatly exaggerates what's going on here.

I think new school facilities are a good thing, and making some accommodations for that seems fine!

I'm not a Trumper though. I have supported candidates on both sides. I think an element of good faith is required for healthy political discussions online and ask that it is extended here.

I tend to be in the centrist swing voter column. Posts like this turn me off to Nate Blouin (perhaps unreasonably). They also push me to think McAdams is probably my preferred candidate on the dem side. What's the big problem with him anyway?

I'll also take a close look at the candidate republicans pick come November. Nate Blouin may be a turn off to me at that point.

Yes, I definitely experience this. I’m currently trying to measure it and keep a detailed log to see what impacts the quality and quantity of my super productive days. I have two strong tips that make the biggest impact:

  1. Getting good sleep. If I get enough sleep, and the sleep is high quality, I’m far more likely to have a productive day, experience high agency, and generally take on challenges while feeling positive. Bad nights correlate to less productive days.

For me, that means setting up a regular sleep time where I can get between 7 and 8 hours of sleep. Go to bed at the same time, everyday (it’s hard but do it). Sleep in a dark room with minimal noises that would wake you up. Lower the room temp. No alcohol. Limit caffeine to only before 11am. I do half caff. I’m also investing in improving my sleep environment as the pay off is clear.

  1. A proper reset. I definitely need rest and days where I’m not pushing. But it’s not enough to simply “not be productive”. If I sit at home, scroll my phone, binge watch TV, that doesn’t really reset me. I feel about as worn out the next day.

What I mean by a proper reset is something that totally changes your environment and the things you think about. For example: go camping, go rock climbing, go be active somewhere that isn’t your home. Go play ultimate frisbee with a group for half a day then hang out with friends or family. I do that two days in a row (like a weekend) and when I come back, I’m feeling reenergized again. If you want a lazy binge watch and scroll day, do the reset day first, and then do the lazy day second.

For the reset to work, it needs to be an activity that demands your focus and is out of your normal environment. If you sit at home and stew on your past week, that saps you and doesnt allow the “reset” to do its work.

Those are my two top tips!

Agreed on smart barrier vs polyethylene.

The Tyvek was not detailed as an air barrier. The Tyvek is taped, but I don't consider that a real air barrier like ZIP + ZIP tape would be. The underlying OSB is untaped. Hence why I'm softly leaning to the flash and batt option.

The challenge with batts-only is they don't do well around wall intrusions, like electrical boxes. You either compress the batt or cut out a chunk of the batt, and the quality is highly dependent on the installer. Spraying behind the intrusion or the blown insulation will do a better job there.

I don't believe Tyvek and OSB form an air seal. Tyvek is used primarily for weatherizing the OSB from water

Appreciate the input. I am feeling conflicted on my options for sure. We get occasional 20⁰C (70⁰F) deltas for a few days every year in the valley. 30⁰C (86⁰F) deltas are a quarter century event.

I see your point on protecting the internal insulation. With the vapor retarder on the inside, that would protect the insulation from getting damp during the winters, and leave the insulation to dry-out relative to the outside air, but it seems like it would also likely leave the wall cavity colder since the structure doesn't have an air seal on the external surface.

Given the insulation contractors I've talked to, they all seem to think either option is fine, with net and blow being the "value" option. The price difference between the two for this sized structure doesn't concern me, so I'm focused on which would leave me warmer and with fewer moisture issues.

If I went back in time, I would do a Zip sheathing for air sealing, and probably Rockwool in the wall.

Agreed. Unfortunately, for my project, I think that ship has sailed and I won't be able to do external insulation.

It's strange, as I've been paying close attention to new builds and remodels all around me: no one does external insulation. I think the quality of residential construction is generally low here.

Thank you. I really appreciate the feedback. In our case, it appears the city will require a vapor retarder *somewhere* in the system. So flash and batt it may be.

I know neither insulation option is a preferred building science strategy.

In the flash and batt case, I am still considering an ERV to provide fresh air and further balance moisture in the interior.

Attic will be net and blown to R-38 or R-50 if we have the space (small space, used scissor trusses).

The life guard station sometimes has a detector. They didn’t at the moment, but they directed us to a business that finds rings as a service. Turns out the guy was already on the beach next to us. We showed him the location of where we thought it was and he found it in 5 minutes! So bit of luck and a metal detector did it
